Renovation of a mixed-use development in New York, New York. Completed plans call for the renovation of a educational facility.

Exterior Masonry/Parapets/Roofs - The work shall be as shown and called for in the contract documents and shall include, but not be limited to, the following general items of work: llw# 131236 - exterior masonry architectural: 1. replace masonry at building corners and coat underlying steel 2. replace masonry at spandrels and coat underlying steel 3. replace selected stone sills 4. replace selected steel lintels and surrounding masonry 5. perform stone crack and spall repairs 6. perform face brick replacement at selected areas electrical: 1. disconnect and reconnect selected lighting fixtures and other appurtenances affected by masonry work llw# 131235 - parapets architectural: 1. replace masonry parapets 2. remove and reset coping stones electrical: 1. disconnect and reconnect selected lighting fixtures and other appurtenances affected by parapet and related masonry work llw# 131234 - roofing architectural: 1. replace roof membrane and insulation assembly 2. raise curbs at selected locations 3. replace flashings at roof perimeter and penetrations mechanical: 1. replacement of existing rooftop exhaust fans & gravity ventilators 2. install motorized dampers in basement ductwork plumbing: 1. remove existing roof drains, dome & flashing clamp & install new roof drain extension, flashing clamp & roof drain & dome as required for roof replacement 2. existing vents to remain shall be re-flashed for new roof installation 3. thoroughly flush & clean out existing drain pipe and support leader from drain to house trap before and after roof installation electrical: 1. electrical work related to alteration of existing mechanical systems as noted above. 24-21603D, All questions by prospective bidders concerning this solicitation should be directed to rfisca@nycsca.org, in writing at least three (3) business days prior to the originally scheduled, or, if applicable, postponed bid opening date using the project solicitation number in the subject line as indicated in the following example: RFISCA 24-12345D-1 Smith and Jones Construction. The project is located at 401 West 164th Street, New York, NY 10032 (the "Site"). SELECTIVE REMOVALS & DEMOLITION - A. Extent of Work Removal and demolition of selected items from selected areas of the building as indicated on the Drawings; items to be removed include, but are not limited to, the following: 1. Parapet removals 2. Roof system removals 3. Masonry removals 4. Mechanical equipment removals 5. Roof drain removals B. Recycling and disposal of non-hazardous waste shall be performed in accordance with Section S01524 - Construction Waste Management. EXISTING PREMISES WORK= A. This section applies to all work conducted in existing premises. This includes work that may generate dust and debris, work that disturbs painted surfaces assumed or known to be lead-based paint and/or that disturbs ballasts, light bulbs, batteries, Mercury Containing Equipment, electronics or other hazardous materials not specifically covered in other specifications. B. Furnish all labor, materials, equipment, and incidentals required to remove, handle, store, and dispose of all PCB containing and non-PCB containing ballasts, light fixtures, fluorescent bulbs as specified, as shown on the Drawings and Specifications and as directed by the Authority. Work shall be done in accordance with all applicable City, State and Federal laws and regulations and SCA protocols. C. Abate and dispose of all asbestos containing material (ACM) as specified in section 02081, as shown on the Drawings, and as directed by the Authority. Work shall be done in accordance with all applicable City, State and Federal laws and regulations and SCA protocols. D. Architectural and electronics wastes that would otherwise be hazardous waste due to metals (e.g., scrap metal with lead-based paint, computers) may only be recycled if the contractor meets the New York State Department of Environmental Conservation (NYSDEC) hazardous waste recycling regulations (e.g., 6 NYCRR 371.1(c)(7)) notification). The Contractor shall provide all labor, equipment and materials for performance of the Work in accordance with the Contract Documents. E. Unless the Authority provides information regarding the lead content of specific painted surfaces, all interior painted surfaces are assumed to contain leadbased paint. Manage all waste and wastewater as described in Articles 1.28 and 1.29, including determining if it is Toxicity Characteristic (e.g., lead containing) hazardous waste. XTERIOR PAINT REMOVAL - A. Remove all layers of existing exterior paint (lead based and non-based paint) from masonry and concrete walls where indicated on drawings and specified herein. B. Remove paint/graffiti by one or more of the following methods, subject to compliance with requirements and systems specified herein: 1. Chemical stripping. C. Paint removal methods shall be environmentally safe, and they shall be non-caustic unless otherwise approved in writing by the Authority. Procedures shall be effective without causing damage to masonry and other substrates. D. All work which disturbs painted surfaces containing lead shall be performed in accordance with the Occupational Safety and Health Administration (OSHA), 29 CFR 1926.62 (Lead in Construction Standard) and US Environmental Protection Agency's (USEPA) 40 CFR 745 regulation. The Contractor shall be familiar with the OSHA and USEPA regulations and their requirements. E. In addition, all waste generated as part of the project, regardless of the lead content in the paint, shall be tested in accordance with the United States Environmental Protection Agency (USEPA) Resource Conservation and Recovery Act to determine the classification of the waste. F. All waste shall be contained, collected and properly disposed of. G. Removal contractor shall be trained and certified by the manufacturer of the removal system as specified in the paragraph below entitled "Training".
