The renovation of 40 St. Clair will include the selective demolition and removal of existing interior partitions, doors, carpet, electrical, communications, and the installation of new carpet, interior partitions and doors, electrical, communications, access controls, modifications to mechanical and fire life safety systems, and the painting of all interior partitions. The land lease at 135 St Clair Ave W, Toronto expires August 2026 with no option to renew. This site accommodates approximately 421 staff at a 0.8:1 sharing ratio, (Staff per single workspace). The site at 40 St Clair Ave W is a third-part lease building, the tenant Ministry of Environment, Conservation and Parks (MECP) occupies 116,197 RSF of the building. The scope includes relocation of MECP staff and selected furniture from 135 St Clair Ave W to 40 St Clair Ave W, and decommissioning of the current accommodations at 135 St Clair Ave W. TIMELINE: A Request For Proposals from Prime Consulting Services has been issued by the owner's agent. Colliers Project Leaders is acting on behalf of Infrastructure Ontario, seeking architectural services to act as Prime Consultant. The Prime Consultant team will be retained to provide professional services to provide pre-design, schematic design, Design Development/Construction Documentation, Construction Procurement, Construction Administration and close out of the project. Enquiries must be directed to the owner's agent, prior to July 1 2024 at 02:00:00 PM EDT. Bid Intent Deadline is June 21 2024 02:00:00 PM EDT. - The relocation of MECP staff, and selected furniture from 135 St. Clair Ave W to 40 St. Clair Ave W., as well as the decommissioning of the current accommodations at 135 St. Clair to a broom swept condition. The project objective is that 40 St Clair Ave W will house all building occupants from both existing buildings, utilizing a denser sharing ratio. - A Performance Bond, in the Form Set Out in the Contract Documents, in an Amount Equal to 50% of the Contract Price, Covering the Performance of the Contract, Including the Contractor's Requirements With Respect to the Correction of Deficiencies and the Fulfillment of All Warranties Official bid documents must be obtained from www.merx.com and bid submissions must be done through the Merx platform.
