Lead Paint Hazard Control, Roofing and Heating at 57 Baltic Rd. Norwich, CT Bids are being sought for the project for the property located at: The residence at 57 Baltic Road Norwich, Connecticut This project is being funded through the Property Rehabilitation Program and or HUD Lead Based Paint Hazard Control in Priority Housing Program. Contractors must be aware that the City of Norwich is an Equal Opportunity Employer. Contract documents including the lead abatement plan and property rehabilitation specifications may be obtained from the Office of Community Development, 23 Union Street, Norwich, Connecticut, Office hours are from 8:30 AM to 4:30 PM, Monday thru Friday. The City of Norwich Reserves the right to reject any and all bids, or any part of any bid where such action is deemed to be in the best Interest of the City. Cover with /2 inch drywall, caulk edges to existing ceiling and walls and cover that with pre-fmished trim. Tape all butting seams with tape and 3 coats of compound. Paint 2 coats of latex enamel. Prepare and encapsulate with 2 coats ofan approved paint, (after shelves are removed) Roofing- The roofshingles are in poor condition. Remove all material to base substrate (Entire shingled roof and any over-hangs, porches or outcroppings) Install a 151b rolled roofing felt (all surfaces) and a "water and ice product" along all horizontal perimeters, at all transitions and jogs. , To include all new aluminum drip edge, pipe boots/sleeves as required, and all new flashing. Install new asphalt based roofing shingles with a minimum 30 year warranty.(Owner to select color and either a 3 tab or architectural style product.) Decking- As the condition ofthe decking cannot fully be ascertained prior to stripping, prospective bidders will be required to carry additional pricings as follows: 1. Installation of !/2" plywood for the entire roof surface. 2. Per sheet V" plywood installed. 3. Joist/rafter repair Linear foot price. 4 Soffit linear foot price. All contingent pricings must be inspected and approved by Program Staffprior to commencement ofthe work. These additions, if required must be submitted in the form of a change order. General Notes: 1. OSB products will not be accepted under this bid. 2. It is the contractor's responsibility to remove and secure the existing Gutters and down spouts, as well as reinstall upon roofing completion. (Ifrequired) Gutters: The existing gutters and downspouts are in poor condition and leaking in several areas. The Contractor is to remove and dispose of all gutters and downspouts. Contractor to install all new seamless Gutters and down spouts with leaf guard inserts. Match all original locations and include precast ground diffusers at the base of each downspout. (White/offwhite color) Heating Installation: (Noritz, Navien, Rinnai, or approved equal Install (#1) new combination, on demand, propane gas fired, hot water heating unit with "Stainless steel heat exchanger", (single zone) Include new electronic thermostat at location logical for installation. o Include new (pex) or equivalent product, to support the functioning ofthe new system, (as applicable) Note: Contractor to avoid damaging or impacting the existing pipe insulation in any way. o Install all new Hot-water baseboards throughout. (White/offwhite) Contractor to conduct a (heat loss analysis as required for boiler BTU requirement as for linear baseboard requirements) o Systems Domestic Capacity (GPM)-Highest available for the sized unit for the bid product line. Include all required modifications to establish domestic hot water, including disconnection of any existing independent hot water heaters if applicable. o Installation ofPropane Tank and all associated code requirements for implementation.
