furnishing of materials and performing labor for the Laurel Oaks Expansion Phase 1, in accordance with contract documents prepared by MSA Design, 316 W. Fourth Street, Cincinnati, Ohio 45202. All bids shall be placed upon forms prepared by the Architect. Project Locations: Laurel Oaks Campus, 300 Oak Drive, Wilmington OH 45177 A. The Work of Project is defined by the Contract Documents and consists of the following: 1. General renovation and reconfiguration of a portion of the existing Laurel Oaks main building to reorganize office, support and lab spaces to provide program space, in appropriately sized rooms previously occupied by other programs. 2. Interior work includes but is not limited to: a. Renovation of the areas previously used for Early Childhood Education for use as Law Enforcement. b. Renovation of the high bay lab previously used for Construction Technologies for use as a second welding lab. c. Removal of the media center storefront facing the cafeteria and installation of an operable wall. d. Renovation of restrooms and support rooms at the north end of the academic corridor to increase the available restroom facilities. e. Reconfiguration of rooms in the intervention spaces to develop a separate corridor access to the admin suite. f. Reconfiguration of a space off the teacher's lounge for use as a wellness space. 3. Work includes associated mechanical, electrical, plumbing, technology modifications B. Type of Contract: 1. Project includes work listed above, and will be constructed under a single prime contract. C. Estimated cost: The estimated cost of the work is $2,300,000 including the contingency allowance. Last questions for addendum are due before 1:00pm on Wednesday June 19,2024. Technical questions regarding the Project or Bid Documents are to be submitted to the Architect's office, attention Lauren Sharpe, (Lsharpe@msaarch.com ), MSA Architects. Each bid shall be accompanied by a bid guaranty and contract bond for the sum equal to the sum total of the bid including all add alternates, or ten percent (10%) certified check or letter of credit. No bidder shall change or withdraw their bid for 60 days after the date of the bid opening Each bidder shall insure that all employees and applicants for employment are not discriminated against because of age, sex, race, color, national origin, ancestry, religion, or handicap. All bidding shall be in strict accordance with the Revised Code of Ohio. Bids are to be sealed and addressed to Brian Rabe, Chief Financial Officer, Board of Directors of the Great Oaks Career Campuses, 110 Great Oaks Drive, Cincinnati, Ohio 45241, and plainly marked on the outside "Bid - Laurel Oaks Expansion Phase 1" for the work involved. The Board of Directors of the Great Oaks Career Campuses reserves the right to accept or reject any, or part of any, or all said bids and waive any informalities. . Notice to proceed is anticipated to be issued on or around July 11, 2024. . Intervention space area work needs to be completed ASAP. . Substantial Completion is to be achieved in all other areas by December 6, 2024
