Demolition and site work for a retail development in Danvers, Massachusetts. Completed plans call for the demolition of a retail development; and for site work for a retail development.
12 Sylvan Street exterior repairs/demolition of existing foundation, partial sill replacement in the basement, re-hanging of the existing floor joist from the new sill plate, new foundations/framing for a new porch, etc. The project generally consists of demolition of the existing porch, new foundations and framing for a new porch and enclosed vestibule, replacement and/or repainting of existing clapboards by the porch and replacement and/or repainting of existing wooden quoins. The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following: 1. Demolition of the existing porch from the roof cornice line down to the existing foundations, and temporary shoring the existing roof. 2. Partial sill replacement in the Basement along the wall adjacent to the demolished porch. Installation of a new sill, and re-hanging the existing floor joists from the new sill. 3. Pouring of new sonotube foundations for a new floor diaphragm raised up approximately four inches from its current height to be flush with the interior first floor level a. Installation of new columns at the location of the demolished columns to accept the structural weight of the existing roof structure. 4. Installation of a new stair under to the porch, accessed by a new concrete pathway leading from the existing driveway. 5. Installation of a new enclosed vestibule at the location of the current doorway. a. Replace the current front entry door with a new door. b. New walls, door, and window in the new vestibule enclosure. 6. Replacement and/or repainting of existing wooden clapboards along the porch side of the building. 7. Replacement of approximately 104 wooden quoins along the street side of the building. a. Some quoins are anticipated to be in decent condition and should be salvaged for re-use elsewhere on the building. b. New wooden quoins built to match existing and installed according to the Contract Documents. CONTRACT TIME A. The contract time shall commence on an agreed upon date, either the Notice to Proceed or the date of the preconstruction meeting, whichever is earlier. The project shall be substantially completed on or before October 1, 2024, and shall be fully complete on or before October 15, 2024. Bidders requiring clarification or interpretation of the Contract Documents shall make a written request to the Architect. The Architect will answer such requests if received by 5:00 PM on Friday, June 21, 2024.
