Renovation of a mixed-use development in Phoenixville, Pennsylvania. Completed plans call for the renovation of a educational facility.

Construction, Electrical, Plumbing and Mechanical Scopes of Work or their Interior Building Renovations. Renaissance Academy Charter School reserves the right to reject any and all bids and to accept the Bid, which is in the best interest of the school. SCOPE OF WORK A. Work Included: It is the intent of these specifications and the accompanying drawings that the Contractor shall, unless otherwise specified herein, furnish all labor, materials, tools, and equipment necessary, together with the necessary accessories to constitute a satisfactory and complete installation, to complete the installation of the electrical work, as indicated on the drawings and described hereinafter. The Contractor shall properly install, equip, adjust and put in perfect condition, the respective portions of the work specified, and to so interconnect the various items or sections of the work to form a complete and properly operating whole. The work shall consist of, but shall not necessarily be limited to the following (all scope listed below is base bid unless otherwise noted): 1. Construction Phasing and Sequencing: a. Working hours and dates: Refer to the Division 0 and 1 specifications and the contract drawings for all details and requirements. b. Any and all power outages for normal electrical systems in the existing buildings shall occur Monday thru Friday during the summer and Saturday & Sunday during the school year and shall be requested in writing to the Owner a minimum of 7 days in advance. c. Contractor shall include all required overtime in his bid; the Owner will not provide additional compensation to the Contractor for work performed outside of normal working hours in order to complete the project per schedule and per the required construction phasing and sequencing requirements. 2. Demolish electrical conduit, wiring and equipment as shown on the drawings, as required in these specifications and as required to accommodate the new and renovation construction activities and the required construction phasing to allow the Owner to occupy the building during construction. Remove wiring back to the respective source for all associated equipment indicated to be demolished and maintain the electrical circuit integrity as required for equipment to remain. Remove exposed conduit back to the respective source for all associated equipment indicated to be demolished - cut, cap and label conduits that are embedded in permanent walls and floors; provide cutting and patching of the same. 3. For detailed scope of work for each electrical system, refer to the respective Division 26 specification sections. 4. Provide and install temporary electrical construction power for construction activities in accordance with Division 0 & 1 specifications. 5. Provide and install temporary electrical service to all the construction trailers and temporary site lighting on the site. Refer to Division 0 & 1 specifications for full information and requirements. 6. The electrical contractor is responsible for all wall, ceiling and floor patching and painting of demolished and new electrical systems. 7. Provide and install wiring and conduits for lighting and power. 8. Provide and install lighting fixtures and controls, including digital controllers and programming of the controllers and wall switches. Provide and install associated lowvoltage and branch circuit wiring to each associated fixture. 9. Provide and install new emergency lighting, including UL924 relays. 10. Provide and install new dry-type ultra-high efficiency transformers. 11. Provide and install new panelboards and feeders, including feeders and conduits. 12. Provide and install new wiring devices and backboxes, including source and circuit labeling. 13. Provide and install new floor boxes assemblies, including saw-cutting, trenching, and patching of existing concrete slab. 14. Provide and install conduit and backboxes for A/V wiring to be installed by Owners Audio/Visual vendor. Electrical contractor is responsible for coordinating with Audio/Visual vendor during shop drawings phase and during construction in the field. 15. Provide and install fused or non-fused disconnect switches, or circuit breakers at the various pieces of equipment as required by the N.E.C.Code. 16. Electrical contractors shall hire the Owners public address system vendor, Berkshire Systems Group, Inc. to provide all necessary equipment, programming, and installation of new public address system equipment. Provide and install equipment to extend existing PA system headend in existing upper school building, and new amplifiers, speakers, and wiring throughout the Islands A, B, and C. System shall be full turn-key solution including all hardware, software, programming, testing, and training. 17. Provide and install new wireless master clocks, including new network repeaters. 18. Provide and install Siemens fire alarm system panel with voice notification in Islands A, B, and C areas of renovation with initiation devices, speakers, strobes, and other peripheral devices and equipment. This Provide programming, testing, and training for new system. 19. Provide and install new grounding system per 2017 NEC. 20. Adjust connections to electrical motors to insure proper rotation. 21. Provide and install retrofit breakers in existing panelboards. 22. Provide and install wiring and final connections to all equipment in Architectural Specifications requiring electrical service. 23. Provide and install wiring and final connections to all equipment in Mechanical, Plumbing and Fire Protection specifications and drawings requiring electrical service. 24. Testing and balancing of Electrical system. 25. All necessary rigging. 26. Removal of trash and general clean-up. 27. All necessary permits, approvals, fees, etc. 28. Instruction to the Owner. 29. Cutting, patching and clean-up. 30. The contractor shall employ the services of the local Underwriters' Inspection Agency and pay for all associated fees. Question Deadline 06/28/2024 at 5:00 PM ET
