Design Build Services to renovate the old Newberry Observer Building at 1716 Main Street. The existing building is roughly 15,685 sf and will require a new TPO roof, exterior painting and storefront, new HVAC system, new electrical system, revisions to existing sprinkler system, interior upfit including concrete polishing, paving, and landscaping. Asbestos abatement and overall interior demolition have been completed. The building to be renovated to house the Newberry Arts Center is roughly 15,685 square feet in size. It was initially built to house a grocery store and then renovated to become the home of the Newberry Observer. The initial construction included a 10,045 square foot area that was constructed on masonry bearing walls with an arched ceiling composed of long span laminated wood beams with cement fiberboard roof panels. The next 4300 square foot section is also masonry bearing wall construction with steel joists clear spanning the space. The final section is a single wythe cmu bearing wall with steel bar joists spanning the space. The roof is an asphalt built up system. An asbestos survey has been done and all asbestos containing materials have been removed from the building. During the abatement process all of the interior non-load bearing walls and ceilings were removed. There is an active sprinkler system in the space that will need to be modified to meet the requirements of the revised upfit.
