The Scope of work is defined as follows: Purchase of 2-story single family residence from School District, located at 559 Main Street (but not the land the residence is situated on and there is no deed or title that will be conveyed). o Built c.1885 o 1,230 sq.ft, main floor (incl. 500 sq.ft. 1-story addition) o Living Room, Dining Room, Kitchen, Den + 1 Bath o 730 sq.ft, second floor 3 Bedrooms + 1 Bath o Partial unfinished basement w/ utilities o 275-gallon fuel oil tank in basement, installed in 2006 o Heating system: Dunkirk oil fired hot water boiler with Carlin burner and cast iron 2-zone radiation system throughout o Electrical system: 100-amp overhead service o Plumbing system: Underground public water service and onsite sanitary system with one septic tank and leaching pool(s) o General overall dimension of house is 30' x 47* o Conditions are "as-is" o All appliances and fixtures contained within the home. Cost associated to lift and move house to new location within the Hamlet of Center Moriches as determined by bidder, including: o Hiring of professional building movers, local or out-of-state, licensed to work in NYS. Copy of Proposal for moving home to permanent new location within the Hamlet of Center Moriches shall be included in bid.o All necessary General Liability, Pollution Liability, Professional Liability, Riggers Liability, Workers' Compensation Liability, Automobile Liability, and Umbrella/ Excess Liability insurance, as contained in the annexed Appendix "A". o All required permits and approvals, with local municipalities and/or utility companies (e.g., Town of Brookhaven, Suffolk County, Verizon, NationalGrid, PSEG, etc.). The Town of Brookhaven has waived all permit fees related to building permit applications or other regulatory requirements related to relocating the house. o All necessary preparation work, including, but not limited to: landscaping removal around perimeter of house, removal of porches/decks, removal of chimneys, and any other work as specifically determined by professional building mover. o "Means & Methods" for dividing up home into pieces. Sections of house with existing slab on grade would lose floor system and anything that in that area (i.e., kitchen cabinets, bathroom fixtures, fireplaces, etc.) would need to be removed asrequired for moving. Please note that the house can only be relocated within the Hamlet of Center Moriches, New York and any bids seeking to relocate the house elsewhere may be rejected. Exclusions include: The land the house is situated on. Existing 3-car detached garage to remain. All existing underground structures, including basement block foundation walls, leaching pools, etc. Existing 275-gallon fuel oil tank will be pumped and emptied by School District. Existing oil tank will be removed by School District. School District will be responsible for disconnects to all existing utilities, including water, electricity, and sanitary to both house and detached garage. Costs to be burden of bidder and not included in bid: Any and all costs associated with bidders proposed new site for house, including, but not limited to: Architect/ Engineering fees, plans, elevations, foundations, permits, application fees, General Contractors, Carpenters and all other construction trades as required to move home. Traffic study, if required, to determine best route to new location. Any costs associated with utility companies to lower lines on roads during move, if required. All permits required at new site location (except for Town of Brookhaven, which has waived all permit fees related to building permit applications or other regulatory requirements related to relocating the house). IK All necessary preparation work at new site location. The sale and award will go to the best responsible bidder or the proposals will be rejected within 45 days of the date of opening proposals. Bids shall be subject, however, to the discretionary right reserved by the School District to waive any informalities, accept or reject any alternatives, reject any and all proposals for any reason and to advertise for new proposals, if in its opinion the best interest of the School District will thereby be promoted. Each bidder may not withdraw their bid within 45 days after the formal opening thereof. A bidder may withdraw their bid only in writing and prior to the bid opening date.
