Preapproved Accessory Dwelling Units Designs. Question Deadline 06/28/2024 at 5:00 PM PT Online Q&A Yes. Scope of Services Scope of Work to be Performed The City is issuing this Request for Proposals (RFP) to receive a bid proposal for supplying the City with three designs that are plan check ready construction plans for 3 different detached ADUs. The consultant will demonstrate relevant work experience by providing plans and/or images of accessory dwelling unit designs that are similar to the unit type(s) being proposed by the consultant. Task 1: Project Management The project will be a collaborative effort between City staff and the Consultant. The City's Housing, Planning, and Building Divisions within the Development Services Department will coordinate with the Consultant in addition to other staff as needed. Task 2: Analysis of City Developable Lots The City of South Lake Tahoe would like an analysis completed of developable parcels within the city to better understand the average lot sizes, and any other pertinent information, as available, about coverage verification, etc. Task 3: Final Drawing set for Preapproved ADUs 1. The Consultant will be responsible for developing a collection of Preapproved ADU building plan sets for an expedited review program. This program would include options for multiple unit types, sizes, and building footprints. Based on the preliminary assessments completed in Task 2, these designs will be approved by the City. Each of the plan set construction drawings will be checked by the City of South Lake Tahoe for evaluation of ability to be built without requiring further plan checking (ie preapproved). Thus, each plan set must have a full set of construction drawings that will be plan checked through the Development Services Department, including a sample plot plan. The plan sets will comply with the applicable current Building Code standards, City's Residential Standards, and have identified high quality materials, quality architectural design, and elevations. Specifically, the selected consultant (s) shall perform tasks that include. 1. Prepare draft plan sets for review by City staff; 2. Revise plans based upon staff plan check and other comments; 3. Meet with staff prior to finalizing plans, if needed; 4. Prepare final plans for ADU permit issuance and construction; 5. The proposed plans must meet all City of South Lake Tahoe and State of California regulations pertaining to ADUs.
