Renovation of a mixed-use development in Denver, Colorado. Completed plans call for the renovation of a educational facility.

The following preface outlines the project scope of work and requirements associated with the replacement of existing Make-up Air Units (MAU) and associated Condensing Units (CU) for the Tivoli Building located at the Auraria Higher Education Center (AHEC). Scope of work includes electrical and mechanical demolition of the existing MAU and corresponding CU and replacement with new equipment at same location(s). The design documents consist of a base bid package as well as (2) alternate bid line items, not all work indicated in design documents is to be completed at this time. Pricing is to be provided for each MAU, the proposed scope of work is further detailed in the Demolition and Removal work as well as New Installation Work The building will be occupied by the owner during the entire construction schedule. Continued daily operation of the facility shall not be affected or hindered during construction. Building access to rooms and roof as well as equipment/material storage areas are to be coordinated with AHEC PM prior to project kickoff. Areas of work that need to be closed/isolated for occupant safety are to be identified and coordinated with AHEC no less than (2) weeks prior to scheduled work in those areas. Complete lifting plans are to be provided to AHEC PM for review on any and all crane operations a minimum of (2) weeks in advance. All work to be in accordance with prevailing state, local codes with amendments, project specifications and AHEC building and construction standards.
