Renovation of a residential development in Crystal City, Texas. Completed plans call for the renovation of a residential development.
1. All popcorn on ceiling to be removed completely to surface of sheetrock. All cracks, broken, soft spots in sheetrock/studs must be replaced. Walls and ceiling must be textured and painted after all repairs (No spraying allowed to texture ceiling). a. Install smoke alarms in all bedrooms and one common area (near living room and kitchen area at hallway entrance). 2. All floor tile must be removed in unit completely including water heater closet and pantries. All base trim removed and replaced with colonial base trim, caulked top and bottom, and painted. Kitchen cabinets on bottom must be finished with 3/4 round trim or caulked properly 3. Install complete door units and hardware to replace all damage interior/exterior door unit. All door/trims must be painted and caulked. Front and rear door combos must be replaced when damaged and advised by maintenance supervisor. 4. Replace all old and damage light fixtures, (inside/outside) all outlets covers and no wires can be exposed. 5. Install new heater, light, vent fixture, and include switch and cover. All vents on ceiling and walls. 6. Damage bathroom vanity, commode, shower head, shower tub and tub must be replaced. Vanity faucet, shower faucet, cut-offs, water supply lines, P-trap, pop-ups, toilet paper holder, towel rack, medicine cabinet, must be replaced. Including any and all adjustments. 7. Bathroom walls must be replaced with water proof sheetrock. Tub walls must include ceiling. Finish properly with vinyl around window. All walls and ceiling must be textured, painted and caulked. 8. Kitchen faucets must be replaced, including strainers, P-trap, cut-offs, and supply lines. Damage cabinets must be repaired or replaced and have all hardware, endcaps in place, and painted as required. 9. Storage rooms ceilings and walls must be replaced if damage and painted. Floor must be cleaned with no damage to its foundation. Door must have proper hardware. 10. Damage or rusted rangehood must be replaced. 11. Unit floor tile must be buffed and waxed. 12. Complete clean up of entire unit and disposed all material as required (inside and outside). 13. All windows must work properly if damaged must be replaced including window pane. 14. All units are TURNKEY projects.
