Renovation of a residential development in Renton, Washington. Completed plans call for the renovation of a residential development.

Synopsis: This project consists of repairs and or tenant improvements at two different project sites to be constructed simultaneously. The work at the Sidney Wilson House site in Renton consists of interior and exterior repairs to an occupied building, including but not limited to building envelope repairs such as exterior insulation and finish systems, downspouts, scuppers, windows, and structural repairs; as well as interior repairs including but not limited to partitions, finishes, fixtures, and all other work in the contract documents. The work at the Federal Way Tenant Improvement site consists of alterations throughout the entire building and minor site improvements. Work on the building exterior includes but is not limited to the addition of covered shelters, a dog run, limited paving revisions, and installation of landscape planters. Work on the building interior includes but is not limited to addition of kitchen and community assembly space, increasing laundry capacity, revisions as needed to individual rooms' kitchenettes and bathrooms, HVAC systems, life safety in accordance with code compliance, and all other work in the contract documents. Engineer's Estimate: $6,461,418 Subcontracting Opportunities: Demolition, Concrete, Mechanical, Plumbing, Fire Protection, Electrical, Landscaping, Interior Construction and Finishing Apprenticeship Requirements: 15% minimum Apprentice Utilization Requirement. SCS Utilization Requirements. 15% minimum requirement for King County Certified Small Contractors and Suppliers (SCS). Master Community Workforce Agreement (MCWA): King County reviewed this Project and determined that a MCWA will apply, due to the nature of the work and the estimated labor costs. Priority Hire Apprentice Utilization Requirement: 27% of the total Apprentice Labor Hours worked during the contract. Priority Hire Journey Level Requirement: 17% of the total Journey Labor Hours worked during the contract. Bid Guaranty: Not less than five percent (5%) of the Total Bid Price Request for Information: Submit all inquiries via email to the Contract Specialist and cc the Alternate Contract Specialist. No verbal answers by any County personnel or its agents and consultants will be binding on the County. Work site(s): Sidney Wilson House: 1150 Oaksdale Ave SW Renton, WA 98057 Federal Way Tenant Improvement: 1400 S 320th St Federal Way, WA 98003. Selective demolition and repair of existing Exterior Insulation and Finish System (EFIS) at exterior envelope, including replacement of scuppers, downspouts, structural framing, windows, and interior finishes at locations where damage and water intrusion has occurred. This includes repair of interior partitions, finishes, fixtures, MEP systems and other Work indicated in the Contract Documents. Project will be occupied during construction. Existing building is a three story, sprinklered, Type VA structure with 1- hr fire ratings, and primary use as an R-2 Permanent Support Housing use. Building will be occupied during construction. Project work area footprint is approximately 13,050 sf of the existing approximately 67,900 sf building and includes the full exterior façade of approximately 27,000 sf. A Level 2 Alteration throughout the existing building, with minor site improvements. Exterior scope includes the addition of a covered shelter, limited paving revisions at new amenity open space areas with landscape planters, and the creation of a dog run. Interior repair scope includes space reconfiguration to provide a teaching reheat kitchen, dining room, community room, increase laundry capacity, and provide office support space on all levels. Existing sleeping rooms to remain with revision as needed to kitchenettes, bathrooms, life safety and HVAC systems, to provide code compliance and increase accessibility as described in the Contract Documents and per Unit Checklist. The existing building is a three story, wood frame, 43,620 sf, sprinklered, Type VA structure with 1-hr fire ratings, that was originally constructed in 1999 as a Hotel/Motel and is being converted to a primary use as an R-2 Permanent Support Housing use.
