UConn Health (UCH) will be renovating approximately 2,500sf of 1st floor space in the Outpatient Pavilion in Farmington, CT. The space will be demolished and repurposed into a suite of clinic and support spaces including Blood Draw Stations, Patient Consultation Offices, staff spaces and a patient check-in / waiting area. The renovation includes but is not limited to the following: select demolition, framing, drywall, interior finishes, MEPFP modifications, controls, low voltage and fire alarm. The renovation will require working in an active/occupied clinical setting. Infection Control (ICRA) and Life Safety (ILSM) measures are required on this project. Off hours work will be required to limit disturbances to occupants and building systems. The project milestone schedule is: Bidding: October 2024 Construction start: December 2024 Construction complete: March 2025 In the bidding of most deferred maintenance, major renovation, and new construction projects, contractors are advised that they must utilize Small Business Enterprises (SBE) and Minority Business Enterprises (MBE) certified by the State of Connecticut DAS Supplier Diversity Program, to meet the goal of 30% allocation (25% of contract value, at a minimum) to SBE's, of which 10% (6.25% of the contract value, at a minimum) must be allocated to MBE's only. The General Contractor will responsible for ensuring that they and the SBE's they have selected are eligible subcontractors, and that they meet State requirements. The anticipated construction value is approximately $1,250,000.00 UConn Health has successfully applied the concept of Pre-Qualification for a number of projects valued between $1,000,000.00 to $70,000,000.00. Certain factors warrant special attention.
