Site work and new construction of an elderly care / assisted living facility in Cambridge, Ontario. Completed plans call for the construction of a 161,920-square-foot, six-story above grade, 192-bed elderly care / assisted living facility; and for site work for a elderly care / assisted living facility.
On behalf of Saint Luke's Place, MMMC Inc Architects is inviting Construction Managers to submit a proposal to provide Construction Management Services for a 192-bed long term home (SLP) to be constructed in Cambridge, Ontario. The site is located at 1624 Franklin Blvd, Cambridge, Ontario, adjacent to the existing Saint Luke's Place. This Request for Proposal (RFP) document sets out the requirements for the Proponent's submission, evaluation criteria and selection process. The Saint Luke's Place Redevelopment Project will allow for the expansion of Long-Term Care (LTC) on Campus including upgrading of beds to current A standards. A portion of Building E including the T-wing will be removed for a new 7-storey Long-term Care Building. A basement and mechanical penthouse will also be included. The new LTC will include 192 beds. The new 192-bed home will be 7-storeys plus basement and mechanical penthouse with one 32-bed RHA per floor from level two to seven. Sixty percent of the 192 beds (i.e. 116 beds) will be private accommodation, with 76 beds offered at the basic accommodate rate. The gross floor area of the new LTC building will be approximately 161,920 square feet including the basement and the rooftop mechanical penthouse. The approximate area of the renovations in Building B and Building E that will serve the LTC building is 8,096.5 square feet. The approximate area of the loading dock and service corridor addition that will serve the LTC and adjacent buildings is 1,071.3 square feet. The new facility will conform to the 2015 MLTC Design Standards. LEED is not targeted. Bonding and Insurance unit rates and projected cost shall be based on the estimated Construction Cost of approximately $90M and project duration indicated in your RFP submission. Official bid documents must be obtained from www.merx.com Construction is currently expected to begin in Fall of 2025, subject to all approvals being in place. The addition is scheduled for completion in Spring of 2029.
