Site work and new construction of a mixed-use development in Campbell River, British Columbia. Completed plans call for the construction of a 5,100-square-foot, one-story above grade day care center; for site work for a day care center; 41,751-square-foot, six-story above grade, 45-unit multi-residential development; and multi-residential development.

The proposed project is for two new buildings, which include a mixed-use apartment building and a childcare building. These structures will be located on separate properties that are directly adjacent and will share a property line (see Schedule A: Site Plan). It is intended that the childcare building will be constructed first due to funding timelines. The first building is a single-storey childcare that is approximately 5,100 sq. ft. in area. The childcare includes a variety of room sizes and outdoor spaces that are subject to provincial licensing regulations for sizing. The second building will be a mixed-use,six-storey, 45-unit apartment building with a mix of one-, two- and three-bedroom units. The building consists of in suite laundry, indoor and outdoor shared amenity spaces, and a chartered community gathering space located at grade that could also be used for commercial retail space. Both buildings will have surface parking accessed directly from a to-beconstructed laneway. There are currently 4 legal properties that will be consolidated into 2 lots prior to construction. There is currently a single-family home (constructed in the 1970s) existing on the northernmost lot (47 Dogwood Street) that will require demolition. Demolition is expected to be a condition of the Development Permit by the City but may be completed earlier. The properties are required to be rezoned from the current R-1 and RM-3 to a Comprehensive Development (CD) zone. The CD zone is built to suit the proposed development and will include site specific regulations for the development(s) for items such as parking, setbacks, building height, and density, among others. In addition to costing and tender management, the Client is also looking for input and guidance on overall project constructability, and project phasing/staging. Class D, C, B and A estimates will be required. The successful proponent will also be required to provide a site-built and modular-built cost analysis for the childcare building, and input into preferred construction method. It is intended that the mixed-use building will be site-built (open to pre-fabricated components). The residential portion of the project (within the mixed-use building) was submitted to a BC Housing RFP for funding under the Indigenous Housing Fund (IHF) on May 15, 2024. The childcare portion of the project has been separately and fully funded through Ministry of Education and Child Care (MECC). Question Deadline 08/01/2024 at 3:00 PM PT
