Renovation of a medical facility in Reno, Nevada. Completed plans call for the renovation of a medical facility.

SCOPE OF SERVICES The Contractor shall review and evaluate the items listed below in all matters related to the following: a. Provide architectural and engineering advice and services. b. Review, correct, and/or advise on the design and build project. c. Maintain knowledge of owner requirements that will require architectural and engineering skills by attending planning and department meetings. d. Meet with RSIC and RSTHC stakeholders throughout the design process to ensure the needs of these stakeholders are met for the administrative office space. e. Preparation of blueprints and engineering specifications for the project. RSTHC has an existing AutoCAD of the building that will be shared with the selected contractor. Copies of any AutoCAD files, blueprints, and any other documents are to be provided to RSIC for record keeping. f. Renovate and construct office space in an existing "shell" area of the building that is 5,451 square feet in size. The following items need inclusion in the space: i. IT switch/router room ii. Storage Rooms iii. Reception area with receptionist desk iv. Mailroom/copy area v. Employee breakroom vi. Men's and Women's restrooms vii. Director's Office viii. Conference Room ix. Seventeen (17) individual employee offices g. Work with the RSIC Planning Department to ensure proper building codes are followed during the project. h. Coordinate inspections with the RSIC Planning Department Inspector. i. Attend RSIC public meetings as requested. j. Provide all design and build aspects of the project to ensure a turnkey operation upon project completed, including HVAC, electrical, mechanical/structural, and furniture elements for the space. k. All HVAC equipment utilized for the project need to be Trane systems to ensure compatibility with the existing HVAC infrastructure, including compatibility with the Trane Tracer SC+ controller. l. All furniture elements, including fabric selection, are available from Create Spaces (formerly Machabee Office Environments) to ensure the office furniture matches the current furniture in the facility. m. Communicate timelines for construction phases (design, construction, etc.) with RSIC Planning and RSTHC Administration Teams by providing weekly progress updates. No bid will be considered unless accompanied by cash, cashier's check, certified check, or bid bond, in an amount equal to twenty percent (20%) of the bid, if the bid is greater than $100,000.00, made payable to the "Reno-Sparks Indian Colony." The bid guarantee shall ensure the execution of the contract and furnishing of performance and payment bonds by the successful bidder in the appropriate amount. The bid guarantee of unsuccessful bidders shall be returned as soon as practicable after the opening of the bids 1. Performance and Payment bonds for 100% of the total contract price; or 2. Cash deposit into an escrow account with RSIC of no less than twenty percent (20%) of the total contract price3. Letter of Credit for 25 percent of the total contract price unconditionally payable upon demand by the Reno-Sparks Indian Colony (RSIC) or 4. Letter of Credit for ten percent (10%) of the total contract price unconditionally payable upon demand by the Reno-Sparks Indian Colony and compliance with the procedures for monitoring disbursements by the contractor LICENSES AND PERMITS: It shall be the responsibility of the Contractor to acquire all necessary licenses and permits prior to commencement of work and to comply with all applicable Tribal, City, County, State and Federal Laws, regulations and codes. The Contractor shall be responsible for any/all types of insurance, tax, permit, fee, license, or other expense(s) required due to his services under this contract, unless otherwise stated herein. If applicable any/all construction material used within this contract is subject to Reno-Sparks Indian Colony Tribal Jurisdiction and reporting of such will be directly to the Reno-Sparks Indian Colon Any questions regarding the above please contact the Reno-Sparks Indian Colony Tax/Revenue Dept., Attn: Ms.; Willett Y. If there are minor irregularities or informalities in any bid or in the bidding process, Owner reserves the right to waive provisions of the Specifications related to said minor irregularities or informalities. The Reno-Sparks Indian Colony (RSIC) reserves the right to accept or refuse any and or all proposals.
