Site work and new construction of a mixed-use development in Mandaree, North Dakota. Completed plans call for site work for a recreation facility; for the construction of a 100,000-square-foot recreation facility; 52,000-square-foot recreation facility; and 150-acre recreation facility.

The Tribe is interested in entering into an agreement with a Construction Manager at Risk (CMaR) to facilitate the construction of the Fair Grounds, including but not limited to, the track and rodeo components, buildings, utilities, site circulation, and landscaping. The Construction Manager for the project will oversee the project with assistance as needed from a primary Mandaree Project Manager, and the Architect and Engineer of Record. The Construction Manager will assist in pre-construction CM services, milestone pricing evaluations, buildability review contract documents, provide The Tribe a guaranteed maximum price (GMP), solicit bids and manage the bid process, and manage the overall construction operation throughout the duration of the project. CM is not to Self-perform any of the construction. The Tribe is seeking to develop a Fair Grounds for rodeo and horse racing competitions that will include a horse track, grandstands, pre-engineered metal arena building, pre-engineered metal stables and maintenance building, and RV campground. The proposed project consists of an estimated site area of 150 acres, approximately 100,000 sq. ft. indoor arena, and approximately 52,000 sq. ft. of stables/maintenance building. The construction of the project shall be phased, with Phase 1 being mass grading and utilities for the entire site, as well as completion of the track and grandstands. Phase 2 shall be the construction of the indoor arena and sanitary lagoons, and Phase 3 shall be the construction of the stables/maintenance building. The selected CMaR is expected to be actively involved in cost estimation throughout the design process.
