Demolition and site work for a library in Embrun, Ontario. Completed plans call for the demolition of a library; and for site work for a library.

1. All Demolition Work Shall Be Carried Out So as Not to Affect Any Adjacent Properties. 2. Removal/demolition of the Existing Building Includes but is Not Necessarily Limited to the Building Superstructure, Concrete Floor Slab, Foundation Walls, Septic Storage Tank, and Wells. Removal and Disposal of All Existing Debris and Materials on the Property Shall Also Be Included in This Project's Scope of Work. 3. Removal Structure Foundations Shall Extend to a Minimum of 300mm Below Finished Grade. 4. The Contractor Shall Be Responsible to Establish a Pedestrian Detour Route Around the Work Area if Sidewalk Closures Are Deemed Required. Pedestrian Detours, Including Final Location and Overall Number of Signs, Shall Be in Accordance to the Ontario Traffic Manual (Otm) Book 7. All Detour Plans Shall Be Submitted to the Contract Administrator for Review and Approval Prior to Implementation. 5. Utilities Shown on the Drawings Represent the Information Obtained From Site Investigation. Bidders Shall Carry Out Their Own Investigation to Ensure Themselves of Existing Conditions and the Contractor is Responsible to Have Utility Locates Done. 6. Removal and Disposal of the Contents of the Building to Be Removed Including All External Appurtenances / Works on the Associated Property is the Sole Responsibility of the Contractor. 7. All Catch Basins and Manholes in the Vicinity of the Work Shall Be Protected and Sealed With Geotextile for the Duration of the Work. All Damage Shall Be Repaired / Replaced by the Contractor at the Contractor's Expense. All Existing Drainage Facilities Shall Be Maintained in Operation Throughout Construction. 8. A Designated Substance Survey (Dss) Report Has Been Completed and is Available for the Building, Refer to the Contract Specifications for Details. The Contractor is Hereby Notified That Asbestos-containing Materials Were Identified in the Existing Building and He Will Be Required to Follow Type 1 Removal Operations for Asbestos Prior to Demolishing the Building (or as Otherwise Outlined and Required by the Dss Report). Refer to the Dss Report for Further Details/requirements and for Other Designated Substances Which Are Present. 9. The Contractor Shall Abide by All Federal, Provincial, Municipal, Local, Etc. Legislation, Regulations, Guidelines, by-laws, Etc. As Applicable. It is the Contractor's Sole Responsibility to Determine Any Such Legislation, Regulations, Directives, Guidelines, by-laws, Etc. And to Abide by Them Including the Acquisitions of Work Permits as May Be Required. The Contractor Will Be Fully and Solely Responsible for All Costs (Direct and Indirect) Associated With His Failure to Abide by Applicable Legislation, Regulations, Directives, Guidelines, by-laws, Etc. 10. All Existing Trees on the Property Shall Be Maintained, the Removal of Any Tree Requires the Approval of the Contract Administrator. 11. All Areas Affected by Construction Operations Shall Be Evenly Graded, Topped With a 100mm Thick Layer of Topsoil and Seeded. 12. All Excavated Areas (I.e., for Removal of Foundations, Utilities, Etc.) Shall Be Backfilled to Match Surrounding Grade Elevations. The Backfill Material Shall Be Imported Granular Soils Such as Granular 'b' Type Ii or Native on Site Material and Shall Be Free of Boulders, Clay, or Other Deleterious Materials. Backfill Material Shall Be Placed in Layers Not Exceeding 300mm in Thickness and Each Layer Shall Be Compacted to at Least 95% Spmdd. 13. Existing Septic Holding Tank Shall Be Emptied and Decommissioned in Accordance With the Rideau Valley Conservation Authority (Rvca) and the Ottawa Septic System Office (Osso) Requirements. Contractor Shall Be Responsible to Obtain a Septic Decommissioning Permit From the Osso and Rvca and Arrange for Inspection by the Osso. 14. Existing Well on Property Shall Be Decommissioned, Capped and Cut in Accordance With O. Reg. 903. Well Abandonment Work Shall Be Completed by a Licensed Well Contractor.
