Construction work is targeted for the summer months between Spring and Fall academic terms when the campus is less occupied. The main features of the work shall include, but are not limited to the following: Redesign/upgrade/repair of the primary campus entry and exit off Route 32, and the adjoining Administration Parking Lot, which consists of an existing paved lot with raised gravel islands, site lighting, asphalt and concrete sidewalks and landscaping. Resurfacing various existing paved parking lots that have missing paving or are in disrepair. Review of the proposed work areas with the campus representatives and perform detailed field investigation of existing conditions. Providing a minimum of (2) potential concept options for new parking lot layouts and new campus entrance/exit with estimated costs. All other items such as existing parking lot repairs, walkways, or accessibility improvements may not need additional design options but shall be included in cost estimate(s). Develop proposed construction schedule, including phasing if needed, noting approximate durations for each location, taking into consideration the academic calendar and summer semester being the best time for major disruptive or infrastructure work. Design deliverables shall include submissions at 30%, 60% and pre-bid design phases including estimates and narratives/specifications appropriate to design phase, and final bid documents with complete technical specifications. Additional services include attendance at design meetings for each phase and recording of minutes, any site survey or geotechnical survey work necessary to support design, utility locating to confirm underground obstacles, answering campus design review comments, and technical assistance during bidding (RFI answers, bid breakdown review). Construction Administration services shall include submittal review and processing, meeting attendance and recording of minutes, answering of RFIs, review of payment applications, assistance with RFPs and change orders, a minimum of three (3) site visits to review progress and accuracy of work, punch list and final approval of work at each area.
