Site work and new construction of a mixed-use development in Waterbury, Connecticut. Completed plans call for the construction of a 4,609-square-foot, one-story above grade residential development; 2,512-square-foot retail development; and for site work for a residential development.
Lazarus Project, LLC is seeking qualified construction contractors to carry out the new construction of a mixed-use building on .12 acres, including commercial space as well as twenty (22) single resident occupancy (SRO} housing units comprised of four (4) verylow-income housing units and sixteen (18) low-income housing units, to be located at 693 East Main Street, Waterbury, Connecticut (the "Project"). The Proposer to whom a contract is offered, must furnish to Lazarus, if that contract has a total cost greater than $50,000.00, a 100 percent Performance Bond with a surety, and in a form, acceptable to the City. In the City's sole discretion, it may also require a 100 percent Payment Bond and/or other additional security with a surety, and in a form, acceptable to the City. Each Proposal with a total cost greater than $50,000.00 submitted shall be accompanied by a Proposal Security (a Certified Check or Bid Bond) in the amount of ten (10) percent of the Total Proposal Price. The Proposer to whom a contract is offered, must furnish to Lazarus, if that contract has a total cost greater than $50,000.00, a 100 percent Performance Bond with a surety, and in a form, acceptable to the City. In the City's sole discretion, it may also require a 100 percent Payment Bond and/or other additional security with a surety, and in a form, acceptable to the City. Any contract issued arising from the RFP shall be between Lazarus Project, LLC and Proposer and shall be managed exclusively by Lazarus Project, LLC. Question Deadline 08/01/2025 at 2:00 PM ET. All questions and communications about this Request for Proposal and submission requirements must be directed to online. Responses to questions submitted by the above date or identified at any Information Session to be held in regard to this RFP, along with any changes or amendments to this RFP, will be available via online by August 7, 2025, 2:00 PM. The agreement period for any contract or purchase order resulting from this RFP is anticipated to be two (2} years. Lazarus will contractually reserve the right to cancel the contract at any time should funding through the grant source be unavailable.
