Reference Number 0000276806 Question Acceptance Deadline 2024/09/11 02:00:00 PM EDT OCH intends to retain a consulting firm (hereinafter referred to as the Consultant) to be engaged as a third party testing agency to perform the following quality assurance tests through the construction of the Mosaiq Ottawa Phase 2 Project (Buildings A, B, C ,D & E), Townhomes located at 820 Gladstone, 305 Rochester Street and 440, 450 and 460 Booth Street and through construction of the Gladstone Village Phase 1 project located at 75 Oak Street. Specifically, a number of ASTM E783, ASTM E1186 and ASTM E1105 tests are required for each development. 1.0 Description of Services 1.1 Coordinate With the Design and Construction Team to Identify Locations for Tests. 1.2 Testing Reports Are to Be Provided Within 48 Hours Following Each Test Date. 1.3 Testing Log to Be Maintained Indicating All Tests Performed and Tests Remaining. 1.4 Invoices to Be Submitted by Test Performed. 2.0 Envelope Testing Program 2.1 the Third-party Testing Agency Will Perform the Following Tests: 2.2 Astm E1186 Smoke Testing Will Be of a Full Height Wall Section Including Studs, Installed Window, Sheathing, Vapour Barrier, Thermal Clips Ties, and Masonry Anchors. 2.3 a 5-10 Feet Wide Floor to Ceiling Chamber Will Be Built Against the Exterior Wall to Test the Air Barrier Application and Seal. 2.4 Quantity of Air Leakage Testing for Each of Buildings a & B (Towers): 2.5 Level 1: Fifteen (15) Tests Will Be Conducted at Locations Selected by the Contractor and the Consultant 2.6 Levels 2-9: Ten (10) Tests Per Floor Will Be Conducted at Locations Selected by the Contractor and the Consultant. 2.7 Mechanical Penthouses: Whole Penthouse Air Tests Will Be Conducted for Each Mechanical Penthouse. Smoke Testing Will Be Conducted After Air Barrier Membrane Has Been Installed, Masonry Anchors Have Been Installed, and Thermal Clips for Cladding Have Been Installed. Any Mechanical and Electrical Penetrations in the Test Area Will Also Require to Be Completed Prior to Testing. Testing Will Be Conducted Prior to Exterior Insulation, Fibre Cement Panels, and Spray Foam Within Stud Cavities Are Installed. 2.8 Quantity of Air Leakage Testing for Each of Buildings C, D & E (Townhomes): 2.9 Levels 1-4: Three (3) Tests Per Floor Will Be Conducted at Locations Selected by the Contractor and the Consultant. 2.10 All Failed Air Leakage Tests Will Be Repaired by the Contractor and Then Re-tested by the Consultant at a Later Date. 2.11 for Each Failed Test, an Additional Test on That Floor, and All Subsequent Floors, Will Be Added to the Testing Program. The Costs for Additional Tests Added Will Be Paid According to the Pricing Schedule.
