1. Description of Services: a. Contractor shall conduct an initial PM, essential services, semi-annual service, and annual PM services for 4 buildings, as described below in this statement of work. 2. Initial and Essential Services: a. Contractor shall provide essential services to include guaranteed 4-hour on-site emergency response, 7 days/week, 24 hours/day. b. Contractor shall include POC's and detail instructions for requesting emergency services. c. Contractor shall include 100% corrective labor and travel coverage 7 days/week, 24 hours/day. Does not include labor for full-string replacement. d. Contractor shall include battery recycling as required, with documentation meeting EPA requirements. Contractor shall be factory trained Battery Specialist or Customer Engineers and able to service the UPS (Liebert, VERTIV, or EATON) in each of the buildings. See descriptions of Equipment to be serviced below. e. Contractor shall perform an initial PM visit; during the initial visit an Annual Service PM shall be performed. f. Contractor shall conduct required single jar replacement service for lead acid batteries to include freight, labor, and disposal of batteries. Single jar replacement service is necessary the battery string is not in overall good health and the battery string is beyond expected service years or has had excessive single jar replacements that would make the string unstable. g. Contractor shall refurbish cell connections as deemed necessary by the detailed inspection report. h. Contractor shall provide a detailed written report noting any deficiencies and corrective actions needed, taken and/or planned following both normal service and emergency response. i. Contractor must return unit to operational service with normal load then measure and verify display indications following both normal service and emergency response. 3. Semi-Annual Service a. Contractor shall inspect the appearance and cleanliness of the battery and the battery room. Clean normal jar top dirt accumulation (to be done only with battery offline). b. Contractor shall measure and record the total battery float voltage and charging current. c. Contractor shall measure and record the overall AC ripple voltage. d. Contractor shall measure and record the overall AC ripple current. e. Contractor shall visually inspect the jars and covers for cracks and leakage. f. Contractor shall visually inspect for evidence of corrosion. g. Contractor shall measure and record the ambient temperature. h. Contractor shall verify the integrity of the battery rack/cabinet. i. Contractor shall measure and record 100% of the jar temperatures. j. Contractor shall measure and record the float voltage of all jars. k. Contractor shall measure and record all internal ohmic readings. l. Contractor shall refurbish cell connections as deemed necessary by the detailed inspection report. m. Contractor shall provide a detailed written report noting any deficiencies and corrective action needed, taken and/or planned. 4. Annual Service Includes All the Above, Plus a. Contractor shall perform original equipment manufacturer (OEM) maintenance/service to include checking capacitors, fans, and firmware updates if necessary. b. Contractor shall re-tighten all battery connections to the battery manufacturer's specifications, if required. Refer to the manufacturer's literature to determine if retightening is required. c. Contractor shall measure and record all battery connection resistances in micro-ohms, when applicable.
