Remodeling of a residential development in Petoskey, Michigan. Completed plans call for the remodel of a residential development.

The Little Traverse Bay Bands of Odawa Indians, a federally Recognized Indian Tribe, invites your business to submit a Proposal to Remodel Kitchen and Bathrooms at the LTBB Services Building located 915 Emmet Street in Petoskey Michigan. Included with this letter are: 1.) Provisions governing this ITB. For submittal questions contact Mandy Szocinski at 231-242-1439 or by email at mszocinski@ltbbodawa-nsn.gov. 2.) A list of materials and information which should be included in your submittal. 3.) Preproposal site visits can be arranged by contacting Facilities Manager Charles Moore at 231-373-7791 or by email CMoore@ltbbodawa-nsn.gov. 4.) A general description and preliminary scope of work. 5.) Bid date notes: Any questions regarding the bid process may be directed to Mandy Szocinski, at 231-242-1439 The Little Traverse Bay Bands of Odawa Indians (LTBB) is soliciting proposals to remodel two (2) bathrooms and the kitchen at LTBB Services Building located 915 Emmet Street, Petoskey, Michigan. Also, we are looking to repair/replace facia on exterior of building. A. Obtain the necessary equipment, supplies, and materials to accomplish remodel. B. Work with LTBB Facilities and Planning Departments to determine the best design and installation. C. Kitchen Remodel: Move/remove trim, molding, furniture, appliances, and any other fixture necessary to access floors and walls. Remove all existing cabinets and countertop in kitchen and replace with new. Remove existing sink and replace with new if needed and replace faucet only if necessary. Remove existing flooring, check sub floor and make subfloor repairs or replacement where needed. Supply vinyl plank flooring similar to existing according to LTBB’s choice, prep floor and install new flooring. Repair/replace drywall where necessary, prime and paint to match existing. Reinstall trim, molding, and replace any damaged portions. May need to be replaced with new, please indicate. Reinstall existing appliances or ones supplied by LTBB. D. 2nd Floor Bathroom Remodel: Remove trim, molding, toilet, sink (if needed), and any other fixture necessary to access floors and walls. Remove existing flooring, check sub floor and make subfloor repairs or replacement where needed. Supply non-slip vinyl plank flooring similar to existing according to LTBB’s choice, prep floor and install new flooring. Repair/replace drywall where necessary, prime and paint to match existing. Reinstall trim, molding, and replace any damaged portions. May need to be replaced with new, , please indicate. Install new ADA compliant sink and toilet when complete. Install new wax seal for toilet E. Main Floor Bathroom Remodel: Remove trim, molding, toilet, sink, cabinets, mirror, dispensers, handicap rails, and any other fixture necessary to access floors and walls. Remove existing flooring, check sub floor and make subfloor repairs or replacement where needed. Supply non-slip tile flooring according to LTBB’s choice, prep floor and install new flooring. Repair/replace drywall where necessary, prime and paint. Ceiling may need painted. Reinstall trim, molding, baseboard, and replace any damaged portions. May need to be replaced with new, please indicate. Install new ADA compliant sink and toilet when complete. Install new wax seal for toilet Reinstall all fixtures in pre-existing locations. F. Exterior – Facia (please present cost for both options): Option 1- i. Scrape and sand all existing facia ii. Replace any rotted or damaged facia iii. Paint all facia to match existing color Option 2 – i. Replace any rotted or damaged facia ii. Cover all facia with metal to match existing color G. Must be available to start project immediately upon award and finish project by December 16, 2024. H. Permits from LTBB Planning may be required for this project. Inspections may be required, and inspector information will be provided by the LTBB Planning Department. I. Erect safety barriers for staff working on site during renovation and signage to cordon off work area for safety Environmental Services staff. J. All work shall be in accordance with applicable tribal building codes. K. Work with LTBB to schedule work being performed. L. Make turf, parking lot, and sidewalk and curb repairs in areas where Contractor’s equipment damages said areas. M. Responsible for cleaning, removing, and disposal of all debris resulting from this project and removing from site. . Licensed by the State of Michigan (Builder’s License). Must be available to start project immediately upon award and finish project by December 16, 2024 *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project.
