Havelock Belmont Methuen is seeking to retain the services of a Construction Manager, for Construction Management under a CCDC 5b agreement to manage the investigations of existing conditions, demolition, renovation and construction of the Community Centre at 39 George St E, Havelock, ON K0L 1Z0. THIS RFP IS NOT A FORMAL TENDER, IS NOT SUBJECT TO THE LAWS OF COMPETITIVE BIDDING, AND IS NOT INTENDED TO CREATE LEGAL DUTIES OR OBLIGATIONS BETWEEN THE OWNER AND ANY PROPONENT. Unity Design Studio, the architectural firm tasked with this project, has developed a comprehensive two-phase design. The Phase 1 is a full construction phase, which includes the addition of an elevator, a new lobby vestibule, demolition and restoration of public washrooms, staff office, and interior canteen servery, addressing immediate accessibility concerns and providing a foundation for future expansion. Additionally, a new roof design and installation, already completed by Garland Canada, will be integrated into Phase 1. The Phase 1 anticipated construction budget is $3.5 million. The Phase 2 is design development package submission, including a Class D estimate, and is envisioned to incorporate a new fitness centre and site alterations, further enhancing the facility's capacity to serve a wider range of community needs. The Phase 2 anticipated construction budget is $4 million. The input from the selected Construction Manager (CM) will be essential in determining how best to sequence and coordinate these various elements to ensure the project is completed efficiently and within the prescribed grant timelines.
