Renovation of a municipal facility in Heathsville, Virginia. Completed plans call for the renovation of a 25,700-square-foot, one-story above grade municipal facility.

Sealed bids are invited for the Roof Replacement, Northumberland County Courthouse, 220 Judicial Place, Heathsville Virginia. This project is generally described as the tear-off of approx. 25,700 SF of existing roof and the replacement New Lifetime Architectural Shingles and one small area with 90-mil fully adhered EPDM, as shown on the drawings meeting requirements listed in the specifications & on the drawings. All work must be coordinated with Court Schedule. Bring your ladder if you want to access the roof, single story. Question Deadline 10/04/2024 at 5:00 PM ET Question to be submitted (6 days prior to receipt of bids) Pre-bid Question Form is to be e-mailed to Dave Liebal dliebal@hdhassociates.com Question Calls to David Liebal at 540/239-8843 (cel) Copies of the Invitation for Bids documents, including the plans and the specifications, will also be available for inspection at the following locations: Northumberland County Administration Office , HDH Associates, P.C. All work must be coordinated with Court Schedule (The standing court days are Mon- Gen Dist., Tues- Circuit, Fri -Juv. & Dom. rel.; second Thursday of each month court date for J&DR court). Other times may occur as needed by the courts. o Contractor is allowed to work Saturdays & Sundays but needs to coordinate with County in advance. No work "Court days" will not be counted against 60-day construction schedule. o Building to be watertight at the end of each day's work. Coordination with weather is required. No leaks into the courthouse is acceptable. o DEMO o All work must be coordinated with Court Schedule. o Work includes removal of all existing roof components as indicated on the plans. The Owner has the right to retain all or any part for their use. o Demo the existing shingle roof system to the wood deck. o Demo existing gutters & downspouts. o Remove existing flashing for the new roof system and repairs. o Remove any rotten roof deck -to be replaced with this contract work. o Remove existing Modified roof system to the deck (Roof Section o ROUGH CARPENTRY o All work must be coordinated with Court Schedule. o 960 SF (30 sheets of FRT %" 4'x 8' plywood) of deck replacement in Base Bid Part B. o ROOFING INSULATION (LOW SLOPE SECTION) o 1/2-lnch HD ISO Cover board to be used with 90-mil roofing system for Roof Area C. o All work must be coordinated with Court Schedule. o Flat %-inch high density glass faced Iso cover board. o FIBERGLASS ARCHITECTURAL ASPHALT SHINGLES o All work must be coordinated with Court Schedule. o Installation of self-adhered rubberized asphalt membrane, and installation of shingles o Life time warranty shingles, high wind nailing required. o Apply (full coverage) Self-adhering sheet waterproofing parallel with eaves. o Add two rows of snow guards around perimeter of all shingle roof sections (Alpine SnowGuards - WR73 Wire Loop Snow Guard with Spike or equal). o WHITE 90-MIL EPDM o All work must be coordinated with Court Schedule. o Work includes complete removal of existing roof system and the nstallation of a new flexible sheet membrane (fully adhered) WHITE EPDM roof system complete with new cover board insulation, flashing, and other accessories as indicated and required for a complete, watertight roof system. This is for Roof Section C. o New 30-year Fully adhered WHITE EPDM roof system. o Contractor to have Manufacturer make site visits for this installation at final (for warranty approval). o First layer of permanent flashing is to be installed by end of each day's work. Tear-off no more than can be installed Watertight each day. The contract shall be awarded on a lump sum basis as the Total Base Bid Amount including any properly submitted and received bid modifications as the Owner in its discretion decides to award in the manner set forth in paragraph 12 of the Instructions to Bidders. Contract award will be based on the Base Bid Amounts shown above as the Owner in its discretion decides to award. The Owner has the right to accept bids in part or whole and the right to reject all bids when in the best interest of the County. A Bid Bond and Contract Security will be required of all bidders regardless of amount. One bound original document is to be delivered by the deadline to the location indicated above along with one pdf/word edition on a memory stick. Bids are to include all required forms, fully signed, in the sealed bid envelope.
