Demolition, site work and addition to a residential development in Gallatin, Tennessee. Completed plans call for the addition of a residential development; for the demolition of a residential development; and for site work for a residential development.
Please note: Drawings may not be to scale. It is the Contractor’s responsibility to verify dimensions. Bids bound within the Project Manual. All bidders must be licensed Contractors as required by the Contractors Licensing Act of 1994 (TCA Title 62-6-119) with all bid submittals conforming to the State of Tennessee requirements. All bidders shall provide evidence of a license in the appropriate classification before a bid can be considered. classification before a bid can be considered. The right is reserved to reject any or all bids or to waive any informalities in the bidding. No bidder may withdraw his bid within 60 days after the actual date of the opening thereof. A. The project generally consists of, but is not limited to, the following work: 1. The construction of new housing including utilities service connections (connection of sewer laterals and water service lines from building to existing lines), landscaping, four (4) one-bedroom duplex buildings (8 dwelling units) and associated site work, project sign, and installation of plant materials in the bioretention areas (2) as per drawings and specifications. 2. Installation of gutter leaf guards on four (4) existing buildings. A. Scope: All labor, materials and equipment necessary to provide and install PVC tub wall surrounds, window liners, and accessories as shown on the drawing(s). B. Work Included: Without limiting the generality of the foregoing, include the following: Field measurement. Installation. Accessories. Caulking. Coordination. Clean-up. 1. Faces: Minimum 1/8-inch-thick high-density fiberboard, a. Adhesives - water resistant. Finish: Opaque finish specified elsewhere. Grade: Custom, 3 ply minimum. Construction: Standard hollow core, 6 panel design. Solid frames, no finger joint frames No spilt jamb frames Profile: Chosen from manufacturer's standard casing styles Finish: Opaque finish specified elsewhere A. Performance Requirements 1. Test Requirements: a. ANSI/KCMA A161.1-1990 Test for Finish (Section 9.0) will be required for all cabinets. The "Severe Use" cabinets also must comply with finish requirements. 2. Performance Specifications a. Cabinets qualifying for bid must meet or exceed all applicable requirements for ANSI/KCMA A161.1-1990 "Recommended Construction and Performance Standards for Kitchen Cabinets." b. All tests must be performed on standard 30-inch wall and base cabinets. c. Drawers and drawer hardware of the severe use cabinets shall be subjected to a hardware load test as described herein. At the conclusion of the test, there shall be no failure in any part of the drawer assembly or operating system. The drawer shall remain operable with no mechanical interference with any other part of the cabinet assembly. 1) Drawer hardware load test: A 75-pound point load shall be applied to the exterior edge of the drawer for a period of 15 minutes. The drawer shall be subjected to this load extended 6 inches from its closed position. 3. Material Specifications: Kitchen cabinets shall contain materials that comply with the following: a. Pressure treated lumber shall comply with AWPB Standard LP-2. b. Plywood shall comply with ANSI/HPMA HP 1988 and PSI 1-83. c. Kitchen countertops shall comply with ANSI A161.2-1979 (R1987). d. Decorative laminate shall comply with NEMA LD-3. 4. Cabinet Hardware: Cabinet hardware shall comply with the finishing requirements of ANSI/BHMAA1569-1982. A. Provide labor, material, equipment, permits and fees to furnish and install system shown on drawings and specified. B. Joints 1. Copper: wrought copper pressure couplings silver brazed in accordance with ANSI b16.22-1973 and ANSI b31.1. 2. Copper: flared couplings in accordance with ANSI B16.26. B. Work includes, but is not limited to, the following: 1. Connect new plumbing fixtures to existing hot & cold water piping systems. 2. Route new water piping as indicated on plans, if applicable. 3. Make required tests and provide owner with certificates of approval from inspection agencies and utilities having jurisdiction. 4. Testing A. Provide labor, material, equipment, permits and fees to furnish and install system shown on drawings and specified for tenant space type "S-1" at buildings #14 and #15 on Spring Street only. Specifications for copper piping shall apply to all other locations. B. Work includes, but is not limited to, the following: 1. Potable hot and cold water distribution system, using crosslinked polyethylene (PEX) tubing and ASTM F1960 cold expansion fittings. 2. Make required tests and provide owner with certificates of approval from inspection agencies and utilities having jurisdiction. 3. Testing A. The following systems shall be tested and balanced: 1. Air Handling Systems, including indoor air handler. 2. New restroom exhaust / ventilation fans. B. Verify during the course of balancing and testing that all temperature and fan control devices and systems are functioning properly. A. Extent of mechanical insulation required by this section is indicated on drawings and schedules, and by requirements of this section. B. Types of mechanical insulation specified in this section include the following: C. Piping Systems Insulation: 1. Fiberglass 2. Flexible Unicellular. A. Provide labor, material, equipment, accessories, services and tests necessary to completely execute HVAC piping and specialties work which shall include, but not necessarily be limited to the following: 1. Provide new piping and materials as required to meet piping size requirements (as determined by unit manufacturer). 2. Tests A. Provide labor, material, equipment, accessories, services, and tests necessary to completely execute all heating equipment work, which shall include, but not necessarily be limited to, the following. 1. Installation of new electric air handling units where indicated on drawings. 2. Installation of new thermostat, drains and other appurtenances as required to make new units fit and function as specified and as recommended by the manufacturer. Connect new air handler to new supply ductwork and return air grille. Provide complete systems and equipment of capacities, types, sizes, and arrangements as shown on the drawings for Portland and herein specified. Direct expansion refrigeration system(s) consisting of heat pump unit(s) utilizing R410a refrigerant. Power wiring to equipment control panel(s) will be provided by electrical contractor. Low voltage control wiring shall be provided by the mechanical contractor. Extent of electrical wire and electrical cable work is indicated by drawings and schedules. Types of wire, cable and connectors in this section include, but are not limited to, the following and requirements of the service application: Copper conductors Fixture wires Tap type connectors Split-bolt connectors Applications for wire, cable and connectors required for project are as follows: Power distribution circuitry Lighting circuitry Appliance and equipment circuitry Motor-branch circuitry Control circuitry Extent of electrical connections for equipment is indicated by drawings and schedules. Electric connections are hereby defined to include, but not necessarily limited to, connections for providing electrical power to equipment, control wiring connections, communication connections. Types of electrical power and electrical system connections specified in this section includes, but is not limited to the following: To motors, motor starters, and motor control equipment To equipment for HVAC, plumbing, and other trades To lighting fixtures To transformers To ground To master units of communication, signal, and alarm Refer to other specifications sections for motor starters and controls furnished with equipment; not work of this section. Junction boxes and disconnect switches required for motors and other electrical units of equipment are specified in applicable Electrical work sections. Refer to other specifications sections and the drawings for control system wiring work described and installed under Electrical work. Refer to specification sections and plans of other work Divisions for specific individual equipment power requirements. Furnish all labor and material and making power connections to all electric equipment furnished under the Architectural, Plumbing, Heating, Air Conditioning and equipment sections of the specifications and plans. Mount all electrical equipment non-furnished as an integral part of the equipment, all control and power conduit, wiring, disconnect switches, etc., to make the installation. The mechanical section shall furnish all control devices for HVAC and plumbing systems. Extent of supports, anchors, sleeves and seals is indicated by drawings and schedules and/or specified in other Electrical work sections. Types of supports, anchors, sleeves and seals specified in this section include but are not limited to the following: Clevis hangers Riser clamps C-clamps I-beam clamps One-hole conduit straps Two-hole conduit straps Round steel rods Lead expansion anchors Toggle bolts Wall and floor seals
