Project Description Bowling Green State University requests interested firms submit qualifications for Design-Build (DB) services for Founders Hall Renovation - Phase 1. Founders Hall is located at 707 E. Wooster St. Bowling Green, Ohio. Founders Hall was constructed in 1955 with a major renovation in 1992. It is a primary resident hall housing nearly 600 students and home to BGSU's Honors Program. This request is for the Design and Construction services necessary for Phase 1 of an anticipated 5 Phase Renovation spanning five consecutive summers (each with a construction window of May-July). Each Phase will address a different section of the building moving from east to west. Scope to be evaluated as part of every phase includes, but is not limited to removing and replacing existing plumbing risers with low flow and continuous blockage and renovation of bathrooms; upgrading lighting in common spaces, new carpet, patch and paint and potential mechanical upgrades. Repair and rehabilitation of the perimeter foundation, and stormwater infiltration into various rooms along its perimeter foundation will also be addressed, this includes but not limited to adding/replacing foundation drains, repair/replace header tile and roof drains, survey and make improvements to lower southwest corner, improve grading and irrigation, review entrance canopies and downspout connections and repair irrigation. Additional scope and services may be added as required by BGSU. The Construction Phase 1 can begin on May 5, 2025 and must be substantially complete by August 1, 2025. Founders Hall will be vacant during this period with exception of the Honor's College offices and BGSU's routine maintenance and repair activities, access will need to be maintained for their activities during this work. This request seeks to implement Phase 1 of an anticipated 5 phased renovation within Founders Hall for a total project cost of $3,000,000. Additional scope for related work and/or additional phases of the Founders Hall Renovation may be included at BGSU's discretion. Each additional phase will have a total project cost of $3,000,000 with a total anticipated project cost of $15,000,000 (all five phases).
