Renovation of a mixed-use development in Walton, Indiana. Completed plans call for the renovation of a educational facility.
1.1 PROJECT INFORMATION A. Notice to Bidders: Qualified bidders may submit bids for project as described in this Document. Submit bids according to the Instructions to Bidders. 1. Regulatory Requirements: The State of Indiana Law and regulations shall govern submittal, opening, and award of bids. B. Project Identification: Lewis Cass Locker Rooms and Concessions Renovation 1. Project Location: 6422 E. State Road 218, Walton, IN 46994 C. Owner: Lewis Cass Schools. 1. Owner's Representative: Christopher Larimore, Facilities Director D. Architect: KJG Architecture, Inc. E. Project Description: The existing stadium Locker Room and Concession building measures approximately 4,200 square feet and is divided into several spaces. The exterior of the building is anticipated to remain constructed of concrete masonry block and metal siding exterior. The building renovations include the following: replacement of the existing CMU load-bearing west exterior wall, tearing down the concessions building but leaving the CMU foundation below grade, building back a new concession building with a gable roof, and multiple renovations to the existing locker room building. The project also includes multiple exterior renovations to improve the weather-tightness of the building like adding metal siding all the way around the building over the existing CMU. Some of the interior renovations include: renovations to the showers, converting one shower area into a training room, renovation to the locker room by removing the storage room and adding lockers, renovations to the restrooms by adding a door and new fixtures, and new finishes and lighting throughout. The renovations include the existing public restrooms with new toilet stalls and finishes. Other buildings on campus are not included in this proposal aside from the concessions building and locker room building. 1. Project cost range is anticipated to be under $2,500,000. 2. Project schedule is as follows: Start date is Friday, November 29, 2024 with completion date of Thursday, July 31, 2025. F. Construction Contract: Bids will be received for the following Work: 1. General Contract (all trades) 1.3 BID SECURITY A. Bid security shall be submitted with each bid in the amount of 5 percent of the bid amount. No bids may be withdrawn for a period of 60 days after opening of bids. Owner reserves the right to reject any and all bids and to waive informalities and irregularities. All those who are requiring Bidding Documents must submit the following information by e-mailing tammyp@kjgarchitecture.com. (This information will be used to make the Plan Holders List. The Plan Holders List is used to send out addendum information.) 1. Company Name 2. Company Address 3. Name of Contact Person, Phone No., including extension and email address Viewing Procurement and Contracting Documents: Examine after September 23, 2024, at the locations below: 1. KJG Architecture, Inc., 527 Sagamore Parkway W., West Lafayette, Indiana 47906 1.6 TIME OF COMPLETION A. Successful bidder shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time. Substantial completion of the work shall be attained no later than 3:00 p.m. local time on July 31, 2025. 1.7 BIDDER'S QUALIFICATIONS A. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance and bonds required for the Work. A Performance Bond, separate Labor and Material Payment Bond, and Insurance in a form acceptable to Owner will be required of the successful Bidder.
