SUMMARY STATEMENT MDOT/SHA Salisbury Shop Shop is currently soliciting bids for a roofing construction contractor to install metal wall panels at the Salisbury Shop General: Water/moisture is entering the building through brick veneer between existing office building and entry. The purpose of this work is to install new wall panels to clad the existing brick veneer thus permanently preventing water/moisture from infiltrating the brick veneer and entering the building interior. Specifically, the scope shall include: A. Temporarily protect existing roof surface as necessary to protect against damage as a result of the new work. B. Remove and dispose of existing sheet metal counter flashing and apron flashing associated with the standing seam metal roofing system. C. Verify that existing sheet metal "Z-strip" is properly attached to the substrate and properly sealed. Reseal and re-attached as necessary. D. Install new sheet metal apron flashing, hooked to existing "Z-strip" and mechanically fastened to existing brick veneer. Top edge of apron flashing shall be set in a continuous bead of sealant. E. Install new self adhered membrane lapping new apron flashing a minimum of 3 inches. Self adhered membrane shall extend up and over existing parapets on either side of the existing standing seam metal roof; thus sealing the junction between the newer addition and existing vertical wall watertight. Set top edge of new membrane in continuous bead of sealant and terminate with sheet metal termination bar mechanically fastened to the existing brick a minimum of 8 inches on center. Seal top edge of termination bar with a continuous bead of sealant. F. Install new Z purlins horizontally, spaced 24 inches on center, mechanically fastened 12 inches on center to the existing brick veneer. Trim Z purlin flange and web around brick corner offsets as necessary to extend flush with building side walls. G. Install vertical purlins, mechanically fastened to exiting brick veneer, along both vertical edges of brick face, to allow for attachment of sheet metal closure flashing. Place purlins between horizontal purlins and attached to horizontal purlins. H. Install closure flashing that will both counter flash newly installed self adhered membrane and close-off cavity created be the new Z purlins. Mechanically fasten to Z purlins and brick veneer 12 inches on center. I. Install sheet metal J channel, mechanically attached vertically to Z purlins to act as a cleat for a new sheet metal corner closure. J. Install new flush seam wall panels mechanically fastened to new Z purlins. K. Install new 2x treated wood nailer above existing gravel stop along building entry elevation. Nailer shall be sized as necessary to cantilever flush with the new wall panel face and have 50% of the nailer bearing on the existing roof surface. 1. Once the nailer is in place install rigid tapered edge roof insulation (mechanically fastened to existing substrate) to provide a smooth transition to the existing roof covering membrane. 2.Install two plies of smooth surfaced modified bitumen membrane, torch applied, from face of nailer (overlapping wall panels by a minimum of 1 inch) and tying-in to the existing roof covering membrane a minimum of 12 inches for the first ply and 18 inches for the second ply. Prepare the existing roof surface as recommended by the existing roof manufacturer. L. Install new 90 degree sheet metal corner closures vertically, to close off each side of the exposed cavity. Hook corner closure to J channel cleat (mentioned above) and mechanically attached to brick veneer of side walls. Closure shall be set in a continuous bead of sealant along side walls prior to mechanical attachment. Once flashing is mechanically attached install a continuous bead sealant between the junction of the corner closure and brick veneer. M. Install new sheet metal gravel stop over new 2-ply torch applied membrane. Sheet metal gravel stop shall be attached to the nailer face by continuous sheet metal cleat and nailer top surface by roofing nails. Prime both top and bottom of gravel stop flange with asphalt primer and set flange in continuous roof mastic. N. Strip flash new gravel stop with 2 plies of smooth surfaced, torch applied, modified bitumen membrane in accordance with the roofing manufacturer's requirements. O. Coat exposed roofing membrane in accordance with the roofing manufacturer's requirements. P. Clean-up site daily. Site shall be left in same condition as prior to start of work. Q. The roof and wall system shall be in a watertight condition at the end of each day's work. No more existing roofing of flashing shall be removed than can be reinstalled watertight each day.
