Demolition, site work, paving, new construction, renovation and addition to a mixed-use development in De Witt, Nebraska. Working plans call for the addition of a educational facility; for the demolition of a educational facility; for the construction of a educational facility; for the renovation of a educational facility; for site work for a educational facility; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

The owner has selected a Construction Manager. A timeline for construction has not yet been established. Tri County Public Schools, legally known as Jefferson County School District 48-0300 (the "School District"), is requesting proposals from qualified construction management firms (CM) to provide construction management at risk services for a project. This School Facilities Improvement Project will likely be comprised of a combination of renovation, remodeling, addition, and/or new construction likely resulting in, but not necessarily limited to, new or updated career and technical education facilities, safety and security facilities, classrooms, pre-kindergarten/early childhood spaces, performing arts facilities, auditorium, gymnasium, athletic facilities, concessions, entrance improvements, accessibility improvements, site improvements, parking, supporting facilities, and/or related infrastructure and improvements. Site. Tri County Public Schools, 72520 Highway 103, DeWitt, NE 68341. Submit all questions, clarifications or interpretations of the proposal documents regarding the project or this RFP in writing to in writing to the Architect (Tim Ripp, AIA, Clark & Enersen, tim.ripp@clarkenersen.com) and the School District's legal counsel (Coady Pruett, KSB School Law, coady@ksbschoollaw.com). To secure the faithful performance of the work and to satisfy all of CM's payment obligations that arise on the project, the successful CM will be required to provide a payment bond in an amount not less than 100% of the Contract Sum through a corporate surety company, conditioned for the payment of all laborers and mechanics for labor that is performed and for the payment for material and equipment rental which is actually used or rented in the performance of the Contract. The successful CM will also be required to provide a performance bond in an amount not less than 100% of the Contract Sum through a corporate surety company. Rejection Proposals and Waiver of Informalities. The School District reserves the right (a) to terminate the proposal process at any time; (b) to reject any or all proposals; and (c) to waive formalities and minor irregularities in the proposals received. The School District further reserves the right to conduct a pre-award survey of any firm or individual under consideration to confirm any of the furnished information or to require other evidence of managerial, financial, technical and other capabilities, the positive establishment of which is determined by the School District to be necessary for the successful performance of the contract. The School District further reserves the right to cancel or amend the request for proposals at any time and will notify all recipients accordingly. The total Project budget (Including some soft costs such as Architecture and Engineering, bond issuance costs and quality control testing, and contractor bonding) is approximately $25,000,000- $30,000,000. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
