Renovation of a mixed-use development in Anchorage, Alaska. Completed plans call for the renovation of a educational facility.

Facilities - Maintenance AHU-7 Ventilation Replacement. A. Equipment and furniture as noted in documents and as listed here: B. AHU-7, AHU-8, CU-7, CU-8, HC-7, HC-8, DX-7, DX-8. C. A new roof will be installed on the high roof (roof C) the summer of 2024. The curbs for mechanical equipment will be installed under the roof contract, see the attached Exhibit Drawings. The Contractor for the AHU-7 project will be responsible for structural attachment of the mechanical units to the curbs, potential penetrations through the roof for dampers and condensate lines and patch and repair of all affected membrane roof and underlayment materials. Roof warranties are the responsibility of the AHU-7 contractor to maintain. Construction: Will include the demolition of AHU-7and associated ducts, abandoned in place equipment, demolition of architectural features and finishes, demolition of electrical lighting, existing electrical equipment, ACM abatement, and other hazmat work. Installation includes 2 new AHU's with associated heating and cooling equipment, new architectural ceilings, acoustical treatment, window shades, patch, paint, and repair, structural upgrades, new lighting and electrical support for the ventilation equipment, and new controls for the ventilation, heating, and cooling. The total scope of work is outlined in the Project Documents. General Description: The project will bring ventilation to the Basement and Mezzanine levels at the Facilities-Maintenance building located at 1301 Labar St. Anchorage, Alaska. scope of work includes the ahu-7 replacement and associated architectural finishes impacted by the ventilation upgrades. general summary: - hazmat abatement in areas of work. - patch existing roof at removed hvac. - new wall penetrations on interior and exterior. - interior finish replacement and upgrades. - interior lighting replacement and upgrades. - new interior ahu and distribution ductwork. - new shade control system. Completion- August 27, 2025 ESTIMATED CONSTRUCTION COST: Between $500,000 - $1,000,000 A bid bond in the amount of five (5%) percent of the total amount of the base bid will be required (cash, personal or business checks are unacceptable). The successful Contractor shall be required to furnish 100 percent performance and payment bonds. The Anchorage School District reserves the right to reject any and all bids, and to waive any informalities or irregularities in bidding procedures. All Bidders are encouraged to attend the On-site Visit and Pre-Bid Conference. Major sub-bidders are also encouraged to attend. *The value for this project is based on a financial range.
