Site work, paving and new construction of a mixed-use development in Cedar Rapids, Iowa. Completed plans call for the construction of a municipal facility; for site work for a municipal facility; sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.

1. New Construction includes but is not limited to the following elements and systems: concrete footings and foundations, Precast Concrete Wall Panels, structural steel, metal framing, air barriers, insulation systems, waterproofing systems, single ply membrane roofing and accessories, curtain wall systems, store front entrances and windows, sheet metal, hollow metal doors and frames, wood doors and frames, hardware, glass and glazing, concrete pavers, interior mechanical systems, electrical power and lighting systems, including voice and data, plumbing, and heating-ventilating-air conditioning systems. 2. The project also includes alternates for additional Site and Interior Construction. 3. Exterior work includes, but is not limited to site utility work, pavement and sidewalks, landscaping including finish grading and seeding. 4. Interior finishing and related construction include but is not limited to the following: construction of interior partitions, placement of permanent doors and frames, wood and plastic laminate casework, drywall, paint, wall coverings, tile and carpet flooring along with mechanical, electrical, and plumbing finishes and systems as defined on the construction documents. Work associated with this project shall commence upon notice of award and shall be completed prior to 01 December 2025. Doc Note - Plans and specifications and proposed contract documents may be examined at the offices of the Architect, and other locations outlined in the Construction Documents. A maximum of two sets of construction documents will be provided to each general contractor upon delivery of a one hundred ($100) per set refundable deposit made payable to Linn County but delivered to Rapids Reproductions Cedar Rapids office. All other subcontractors and suppliers may obtain one set of construction documents upon delivery of a one hundred ($100) per set refundable deposit made payable to Linn County but delivered to Rapids Reproductions Cedar Rapids office. Deposits will be refunded upon return of Plans and Specifications in good condition to Rapids Reproductions within thirty (30) days after bid opening. Postage and handling per set of Plans and Specifications of $20.00 is payable in advance (written to Rapids Reproductions) and is non-refundable. Each bid shall be accompanied by a bid bond, certified check, cashier's check or credit union certified share draft, in a separate sealed envelope in an amount equal to five percent (5%) of the total amount of the bid. This form of the bid security shall be as prescribed by Chapter 26.8, Code of Iowa. The certified check or cashier's check shall be drawn on a bank in Iowa or a bank chartered under the laws of the United States of America; certified share draft shall be drawn on a credit union chartered under the laws of the United States. Bid security should be made payable to the owner as security that if awarded a contract, the bidder will enter into a contract at the prices bid and furnish the required contractor's bonds, Certificate of Insurance, and other materials as may be required in the contract documents. The certified check, cashier's check, or certified share draft may be cashed, or the Bid Bond forfeited, and the proceeds retained as liquidated damages if the Bidder fails to execute a contract and file acceptable Certificate of Insurance within ten (10) days after the acceptance of the proposal by the Owner. No bidder may withdraw a proposal within thirty (30) days after the date set for opening bids. Bids shall be made a lump sum bids, and no bid may be withdrawn during this period.
