The District is the largest school district in Colorado. It employs approximately 15,000 employees, and serves over 90,000 students. The District is unique in that the city, county and school district, as established by the state constitution, have the same geographical boundaries. Established as a school district in 1902, Denver is one of the finest urban school districts in the nation. The District operates approximately- 85 elementary schools, 26 middle schools (including DSA), 22 high schools (including DSA), 41 alternative schools, and one adult education center and participates in the Rocky Mountain School of Expeditionary Learning. The District is housed in approximately 250 buildings, within the Denver Metro Area. b. The intent of this project is to hire a Design-Builder to oversee and manage the below scope Project Scope: Replace playground equipment and structures, stand alone climbing structures 2) Project will include, but not be limited to, all required permitting, site work, utilities, building construction, and project closeout activities. 3) Project Objectives: The Design-Build services will include design services, preconstruction services, construction services, and a warranty phase. During design and re-construction, the Design-Builder will work collaboratively with the owner to ensure all project goals are maintained. Preconstruction services of the Design-Builder will include responsibility for pricing, value engineering, scheduling, maintainability, and constructability issues. The Design-Builder shall competitively select all construction subcontracts and other work appropriate for competitive selection using cost and other factors. The successful Design-Builder shall be eligible to bid, and if successful, subcontract for portions of the construction or other services on the project. For all work proposed as "self-performed" the Design-Builder must present a minimum of three bids inclusive of the "self-performance" bid. Due to the schedule constraints, it is anticipated that several bid packages will be released. In selecting a firm, the owner will place emphasis on the experience of the firm and assigned personnel in successful completion of projects of similar magnitude and complexity as the proposed project. Emphasis will be placed on firms oriented to the "K-12" and "fast track new" construction fields having depth, knowledge, and resources in principles of general contracting, phasing, scheduling, contract coordination and compliance, budget control, familiarity with State, County and City laws, ordinances and codes. 4) Construction Budget: The anticipated construction budget is $370,000, inclusive of all pre-construction, construction and warranty services. 5) Partial List of Services: a) Pre-Construction Phase i) Review documents and budgets. ii) Provide Constructability Reviews of documents. iii) Propose any changes to project scopes. (Value Engineering) iv) Develop phasing, scheduling and safety plans. v) Develop Detailed Cost Estimates at each submittal phase inclusive of major subcontractor pricing. vi) Attend Owner, Architect, Design-Builder Coordination Meetings at each submittal phase. vii) Identify key subs, obtain pricing and assemble the GMP. b) Construction Phase i) Maintain on-site staff for construction management of the project. ii) Establish and maintain coordinating procedures. iii) Develop and maintain a detailed schedule (CPM) including delivery, approvals, inspection, testing, construction and occupancy. iv) Attend job meetings, coordinate subcontractor attendance as required and provide updated schedule / progress and GMP information. v) Prepare and submit change order documentation for approval of the Architect and the Owner. vi) Maintain a system for review and approval of shop drawings. vii) Maintain up to date records on-site viii)Maintain quality control and ensure conformity to plans. ix) Provide cost control through progress payment review and verifications according to the approved schedule and contract amounts. x) Develop as-built drawings. xi) Obtain Certificate of Occupancy xii) Coordinate post-completion activities, including the assembly of guarantees, manuals, closeout documents, training, and the Owners final acceptance. c) Warranty Phase i) Coordinate and monitor the resolution of remaining "punch-list" items. ii) Coordinate, monitor and resolve all warranty complaints to the satisfaction of the Owner during the two-year general warranty period. iii) Provide periodic warranty inspections.
