Renovation of a multi-residential development in Saint Louis, Missouri. Completed plans call for the renovation of a 45,000-square-foot, 184-unit multi-residential development.

As of January 8, 2026, this project is currently in bidding. Construction expects to begin March of 2026. Complete renovation and restoration of a 155,000 SF former warehouse/manufacturing facility into 181-unit multi-family building, inclusive of site development for parking. The historic Building will feature all electric one/two bedroom, and studio apartments and will achieve NGBS Bronze certification. In order to meet NPS/SHPO standards, the building exterior and windows will maintain or replicate the historic façade. All existing MEP systems will be gutted and replaced with new modern systems with individual controls in each apartment. Amenities will include a rooftop viewing patio and Grond floor fitness space. Stabilization of a partial building collapse is currently in progress and should be completed prior to the start of construction.
