Site work and new construction of a multi-residential development in Saint Louis, Missouri. Completed plans call for the construction of a multi-residential development; for site work for a multi-residential development; and 145,000-square-foot, seven-story above grade multi-residential development.
As of November 6, 2024, construction has not started. The general contractor is moving forward with plans to add a seven-story, 145,000-square-foot building, with 173 apartments and 2,000 square feet of commercial space, on a vacant lot at 4112 Clayton Ave. 1. The following items of equipment shall have flexible pipe connectors installed at the piping connection to the items: a. Water pumps where indicated on the plans. 2. Flexible pipe connectors are specified in the appropriate piping section of these specifications. 3. Seismic control manufacturer shall have the following responsibilities: a. Determine seismic restraint sizes and locations. b. Provide piping and equipment seismic restraints as scheduled or specified. c. Provide installation instructions and drawings. d. Provide calculations to determine restraint loads resulting from seismic forces in accordance with the Local Building Code (see below), governing codes, project seismic requirements. Seismic calculations shall be certified by a licensed engineer, experienced in the design of restraints for flexibly mounted equipment. 4. Friction from gravity loads shall not be considered resistance to seismic forces. 5. All piping shall to be restrained per the latest revision of SMACNA "Seismic Restraint Manual Guidelines for Mechanical Systems", Second Edition, 1998. At a minimum, the seismic restraint manufacturer shall provide documentation on maximum restraint spacing for various cable sizes and anchors, as well as 'worst case' reaction loads at restraint locations. All plumbing work shall be in accordance with the local plumbing code, the requirements of the Building Code and the Seismic requirements defined in Section 220020 and with seismic details on drawings. If any of these documents are in conflict with the local code authority, the discrepancy shall be noted by the Contractor and sent to the Engineer prior to initiating any work. The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following: The project is 162 units on 6 levels over 1 level of commercial office and retail space. The building is podium style construction consisting of 5 levels of wood frames construction over 2 levels of concrete structure. The apartment building contains studio units, 1-Bedroom Units and 2-Bedroom Units. Each unit will be provided with a living, kitchen/dining and laundry space. The apartment building will also contain common communal spaces to include a lobby/reception area, a club/lounge, fitness/exercise room, dog spa, and management/leasing office and maintenance areas. Exterior amenity spaces occur at the 2nd level and include a do park, pool and gathering spaces. Parking is provided at grade behind a fenced enclosure. *Project information, including timeline and contacts, has been obtained through public sources.
