Site work, paving and new construction of a mixed-use development in Santa Fe, New Mexico. Completed plans call for the construction of a 83,767-square-foot, four-story above grade, 60-unit multi-residential development; for site work for a multi-residential development; and for paving for a 135-space multi-residential development.

As of February 20, 2025, this project has been redesigned and released for rebid for budget pricing during the Design Development Phase. Ocate is a planned 60 units targeted towards households with children. The 60 units will have 10 one-bedroom units, 35 two-bedroom units; and 15 three-bedroom units designed around a central double loaded corridor with elevators. The previous concept included three multistory residential buildings which were to be constructed in two separate phases, with building "C" being removed from previous proposal and as part of Phase 02. This revised and updated set has consolidated the two multistory residential buildings previously included in Phase 01 into a single four story residential building. The community spaces of the previous concept have been pulled out of the residential buildings and has been made to be a single stand alone community/clubhouse building. The remaining residential building, which was the previous "Building C" will also be withheld from this proposal but remains a second phase on the development site plan. This drawing set represents a point in the design transition from the previous concept to the new concept, as such, the architectural portions of the drawings are more complete than the other disciplines. Structural engineering of the consolidated building and stand alone community building are also in progress. The civil, mechanical, plumbing and electrical drawings provided in this set reflect the previous concept's conclusion and are not yet modified to reflect the new concept. Question Deadline 02/18/2025 at 10:00 AM MT For example, because the units in the new concept are the same layouts as the units in the previous concept, one can assume that the plumbing, mechanical and electrical layouts of the previous concept will be reutilized in the completion of this new concept. Similarly, the grading, drainage and utility tie ins depicted in the civil engineering package will also likely be used in the new concept. These projects are federally funded and require Davis Bacon Prevailing Wages as well as ADA and Buy America Build America (BABA) requirements.
