It is the intention of the Elgin Independent School District to select, via ONE-STEP PROCESS, Request for Proposals (RFP), a Construction Manager-at-Risk for the construction of the New Middle School 2, located at 2005 Farm to Market Rd 1704, Elgin, TX 78621. The selected CMAR will provide pre-construction and construction services for this 168,500 square foot facility, which is designed to accommodate 1,200 students. Project Overview: The New Middle School 2 project will be a ground-up construction of a state-of-the-art facility designed to serve up to 1,200 students .The scope includes site development, utilities, building construction, and installation of advanced technology and security systems. The CMAR will be responsible for delivering the project within the estimated budget of $73,135,259.00 for construction. 2.2 CMAR Services: The selected CMAR will provide the following services: o Pre-Construction Services: o Participate in design phase meetings with architects and EISD o Provide constructability reviews, value engineering, and cost estimating at various stages of design o Develop and update construction schedules and logistics plans o Assist with identifying potential cost-saving measures and alternatives o Coordinate bidding of subcontractors and suppliers o Construction Services: o Serve as the general contractor during construction, managing day-to-day operations o Oversee all subcontractor work and ensure compliance with design documents and safety protocols o Conduct quality control inspections and ensure adherence to the project schedule o Provide regular updates to EISD on construction progress and budget The CMAR will be responsible for ensuring the project meets all regulatory requirements and is delivered on time and within budget Question Deadline Oct 18, 2024 at 12:00 PM Intent to Bid Due Date: Nov 6th 2024, 12:00 PM CST
