Arizona State University (ASU) extends an invitation to interested and qualified firms or individuals to submit a statement of qualifications to provide Construction Manager at Risk services in support of the renovation and expansion of the Student Union Building located on the Polytechnic campus. Q&A Deadline: 1/31/2025; 2:00 PM, Arizona Time. Scope of Services a. Proposed services include Construction Manager at Risk (CMAR) services during both the Pre-Construction and Construction phases of the project. Under the conditions outlined below, ASU will enter into separate contracts for the design and construction phase of the Project. Design services will be provided by a separate awarded Design Professional under a separate design phase services agreement. b. Pre-Construction services are anticipated to begin at the Schematic Design Phase of the project. Pre-Construction services will include, among others: Attend and assist at all meetings and CMAR-designated activities. Prepare and maintain a Critical Path Method (CPM) schedule, including phasing strategies to maintain building operations during construction. Conduct constructability reviews, system evaluations, and value engineering. Provide conceptual cost estimates throughout design to accurately forecast the GMP. Collaborate with ASU, the Design Professional and the Design Professional's subconsultants, the Cx Provider, and design-assist subcontractors. Pre-select subcontractors using a qualifications-based process. Prepare logistics plan for approval including site access routes, staging areas, laydown areas, fence line, contractor parking, crane plan etc. to minimize disruption to campus operations. Prepare a proposed guaranteed maximum price and required accompanying documentation, and negotiate a mutually-satisfactory final guaranteed maximum price. c. Commissioning. The CMAR shall coordinate closely with the Owner's Commissioning Provider (CxP) to ensure proper commissioning of all equipment and systems. While the Owner's CxP will oversee the process, this does not absolve the CMAR of the responsibility to deliver fully functional and operational systems. The Owner expects the CxP to be engaged from the development of the Owner's Project Requirements (OPR) through design and submittal reviews, construction activities (including startup and commissioning), and final functional testing. The CMAR must collaborate with the CxP to ensure that the systems perform as required under all conditions and continue to operate consistently year-round and into the foreseeable future. Additionally, follow-up reviews involving the CMAR, their subcontractors, and the CxP will be conducted one year after commissioning completion and again two years after substantial completion d. Additional phases may be released in separate drawing packages. The CMAR awarded the first phase is not guaranteed future phases. If during the development of the project it is determined that an additional phase or phases are necessary, the Scope of Work, schedule, and budget will be developed at that time. e. ASU receives the required approvals, ASU and CMAR will enter into an agreement that will cover construction, commissioning support, and warranty services for the project. f. The above description of the proposed services provides a brief overview and is not a comprehensive outline of the project's full scope of work.
