Renovation of a municipal facility in Crested Butte, Colorado. Completed plans call for the renovation of a 4,300-square-foot municipal facility.

The project generally consists of 4,300 SF +/- of interior office renovation of the second floor at the Crested Butte Town Hall, 507 Maroon Ave, Crested Butte, CO. The scope and schedule presented below will be divided into two phases.Bids received after this deadline will not be considered. The purpose of the bid is to establish a contract for work to be performed within 5 days after the Notice to Proceed is issued. The Town anticipates issuing the Notice of and Notice to Proceed on December 3, 2024. Prospective bidders may contact Matt Flick, RFP Manager, at 574-607-1330 with questions pertaining to the scope of the project and information on this Invitation to Bid. Bids will be received as set forth herein and in the bid documents. No bid may be withdrawn within a period of forty-five (45) days after the date fixed for opening bids. The Town reserves the right to reject any and all bids, to accept bids other than the lowest, and to waive any informalities and irregularities therein. Bid security in the amount of not less than 5% of the total bid must accompany each bid in the form of a Bid Bond, certified check, or cashier's check and made payable to the Town of Crested Butte. The successful bidder will be required to furnish a certificate of specified insurance coverage and a Performance Bond and a Labor and Material Payment Bond, both in the amount of 100% of the total contract amount, in conformity with the requirements of the Contract Documents and on forms as provided by the Town. 1. Phase 1: December 2024 o Furnish and install one (1) 20 A 120 V temporary electrical circuit and power pole to Council Chambers per Electrical Drawings. o Relocate second floor office furnishings and equipment to two (2) areas which will be used as temporary office space during construction. Those two areas are as follows: Council Chamber of Town Hall, First Floor; approximately six (6) desks/workstations to be located to this area, including chairs, tables, etc. The Depot, 716 Elk Av; eleven (11) desks/workstations will be located to this area, including several tables, file cabinets, chairs, a large printer and all furnishings from the Town Manager's office at Town Hall second floor. o The Building & GIS Department (currently on the Town Hall second floor) will relocate to the Town Manager's office (Second Floor) prior to construction and will remain within that office until project completion. Staff within this office will coordinate with the contractor as needed to allow work to be completed within the Town Manager's office. 2. Phase 2: January 2025 - May 2025 (Must be substantially complete by May 9 , 2025) o Formal start of construction. o Install new electrical feeder and electrical panel for the first and second floors and associated conduit. Existing panels to be left operable until transition to new service panels. o Upon project substantial completion and final cleaning, relocating office equipment, furnishings and workstations from Council Chambers, Town Manager's Office and Depot back to the Town Hall second floor. Move materials and equipment stored in containers back into Town Hall. Interpretations. All questions about the meaning or intent of the Contract Documents shall be submitted to the Town, care of Matt Flick, RFP Manager, in writing. Written comments or questions must be received by the Town at least seventy-two (72) hours (excluding Saturdays, Sundays, and Holidays) prior to the time set for the Bid Opening. If questions received by the Town are deemed to be sufficiently significant and received sufficiently in advance of the Bid Opening, an Addendum to the Bid Documents may be issued. Otherwise, a written copy of the question and decision or interpretation will be posted in the Building Division office in the Town Hall. It shall be the responsibility of each Bidder to make itself aware of all such posted questions and decisions or interpretations and, by submitting a Bid, each Bidder shall conclusively be deemed to have such knowledge. After Bid Opening, all Bidders must abide by the decision of the Town as to all such decisions or interpretations. Bidders may not rely upon oral interpretations of the meaning of the plans, specifications or other bid documents and any oral or other interpretations or clarifications will be without legal force or effect.
