Site work and paving for a mixed-use development in Prosper, Texas. Completed plans call for site work for a road / highway; for paving for a road / highway; sidewalk / parking lot; sidewalk / parking lot; and water / sewer project.

As of November 25, 2024, this project has not yet been awarded. A timeline for the award has not yet been established. The Town of Prosper is accepting proposals from qualified construction firms to provide Construction Manager-At-Risk Services, necessary for the construction of the Prosper Public Works and Parks Service Center, in accordance with the terms, conditions, and requirements set forth in this Request for Proposals (RFP). This RFP provides interested firms with the information necessary to prepare and submit their qualifications, general conditions pricing, and fee for consideration. The Construction Manager shall assume the risk for construction of the Project, at the contracted price as a general contractor, and provide consultation to the Owner regarding construction during and after the design of the Project, in accordance with any and all applicable requirements of the Project and all applicable laws. Proposals are to be submitted in accordance with this RFP and the accompanying instructions. It is the intention of the Town of Prosper to select a Construction Manager-At-Risk using a one-step selection process. The anticipated start of construction for this project is late Spring of 2025. The Town reserves the right to retain outside construction management services to provide for oversight of construction progress, bids of subcontractors, and reviewing general contractor expenses. The Town of Prosper requires that all questions relating to this RFP be submitted in writing through online. The Towns e-procurement system, or to Jay Carter, Purchasing Manager, at jcarter@prospertx.gov by 12:00 P.M. on October 31, 2024. No questions will be answered over the phone. Questions in regard to the scope of services will only be accepted until the stated deadline. Bid Bond: Each Proposal submitted shall be accompanied by a cashier's check in the amount of five percent (5%) of the estimated construction costs. Payable without recourse to the Town of Prosper, or a Bid Bond in the same amount from a reliable surety company as a guarantee that, if awarded the contract, the Proposer will execute a Construction Agreement with the Town, including all required bonds and other documents. Payment and Performance Bonds: Payment and Performance Bonds for the performance of the Work, and for payment of those who provide labor or materials, will be required within 10 days after Construction Manager and Town execute the Contract. The Payment Bond shall be in an amount equal to 100% of the Estimated Project Construction Budget; and the Performance Bond shall be in an amount equal to 115% of the Estimated Project Construction Budget. If and when the Owner and Construction Manager agree on a Guaranteed Maximum Price, the Construction Manager shall substitute bonds for the stated percentages of the Guaranteed Maximum Price, within 5 days after the Amendment to the Contract is signed that establishes the Guaranteed Maximum Price. Maintenance Bond: The successful firm shall furnish a Maintenance Bond in the amount of 100% of the contract sum covering defects of material and workmanship for two calendar years following the Town's approval and acceptance of the construction. An approved surety company, licensed in the State of Texas, shall issue all bonds in accordance with Texas law. Question Deadline 10/31/2024 at 12:00 PM CT
