Renovation of a mixed-use development in Oakland, California. Completed plans call for the renovation of a service station / car wash facility.

This project will support the installation of the new hydrogen equipment (owner-furnished) at the Division 4 site, this includes civil improvements, electrical work, fire alarm, fire sprinkler, a new canopy, and replacing an existing generator. Please note that all hydrogen equipment will be furnished and installed by others. Location 1100 Seminary Ave. (Division 4) Oakland, CA 94621 The work of the project is defined by the contract documents and consists of the following: Contractor shall supply and install all work as indicated, including: Demolish the existing bus pad and foundations at the hydrogen station area; Replace all the existing Trenwa trench covers with new trench covers; Extend the fuel island concrete; Construction and installation of new canopy over the new hydrogen dispensers (dispensers supplied and installed by others); Removal of the existing bollards and fencing at the hydrogen station area and replace with new fencing, gates, and bollards (both removable and permanent) Installing an approximately 400 LF electrical trench including the installation of all underground electrical conduits for the new hydrogen equipment and control panels. All wiring will be provided and installed by the contractor, but wiring will be landed by others for the hydrogen equipment, hydrogen dispensers and control panels.; Contractor is responsible for landing wire at power distribution panels, all wiring that shifts the distribution panels to the emergency bus, all wiring for generator replacement, as well as fire alarm devices and the FleetWatch Fluid Management Systems.; Contractor is responsible for installing the grounding system for all new equipment, piping, and associated facilities.; Provide power connections to new systems, relocation of an existing electrical panel and other electrical modifications as shown on the plans.; Construct all structural foundations for hydrogen equipment in the hydrogen station area, and all structural foundations at the canopy area. Placement and anchoring of the hydrogen equipment by others.; Installing the FleetWatch Fluid Management System for the new hydrogen dispensers. The Fleetwatch Fluid Management System hardware will be provided by owner.; Providing shop drawings for approval and installation of Fire Sprinklers under the new canopy. Permitting will be required through AC Transit's third-party permitting agency.; Installation of the new connections to the fire alarm control panel which will include: o Installation of new gas detection sensors and alarms in the new canopy area. o Installation of E-STOPs for all dispensers as well as E-STOPs at the hydrogen station area. Permitting will be required through AC Transit's third-party permitting agency.; Installing new lighting as per plan at the hydrogen station area.; Installing new Class I Div II lighting under the new canopy at the fuel island.; Remove and replace the existing emergency generator and external fuel storage tank with the new generator assembly. Provide temporary emergency power during the time when the emergency generator will be out of service and when wiring distribution panel from regular power bus to the emergency bus. Participation is encouraged from Disadvantaged Business Enterprises (DBEs) and Small Business Enterprises (SBE), 10% goal for this contracting opportunity. The national goal for participation of Disadvantaged Business Enterprises (DBE) is ten percent (10%). The agency's overall goal for SBE participation is ten percent (10%).
