General Bid Questions Due by 11/15/2024 12:00 pm The Hubbard Memorial Library building, located in the Ludlow Village Historic District (LUD.B and LUD.F), was designed by William Ralph Emerson and opened in 1889. The building is included in the Massachusetts State Historic Inventory (LUD.15). The Ludlow Village Historic District was designated as a National Historic District on February 22, 1993. The Hubbard Memorial Library is historically significant and renovations are required to comply with the Secretary of Interior Standards and Guidelines. The work to be done under this contract consists of executing and completing all work required for Hubbard Library Window Restoration. Project Location: 24 Center St., Ludlow, MA. The Work of Project is defined by the Contract Documents and includes, but is not limited to the following 1. Renovation/Repairs to the existing, original wood windows including repairs and replacements at window sashes and repairs at window frames. 2. Asbestos containing sealants and glazing compound will be fully abated and legally disposed of. 3. Exterior window frames and sashes will be painted. Interior portion of sashes will be painted. 4. Repairs to standard glass, leaded glass and stained glass will be completed. Muntins and cames between glass panes will be repaired or replaced and reinforced as required to improve structural integrity and weathertightness. 5. Existing metal cladding at window perimeters will be scraped, sanded to remove loose lead-containing paint, smooth out alligatored paint edges and repainted. The work will include all operations necessary to deliver the building(s) and ancillary on and off site amenities in a fully installed and operable condition including all utility and site work and obtaining all necessary licenses, permits, and certificates. The scope of work, without limiting the generality thereof, includes all labor, materials, equipment and services required to perform the work described fully in the Drawings and Specifications and includes, but is not limited to the following major work: Renovations and repairs to existing original wood windows including but not limited to abatement, painting, paint removal and reinforcement to original windows Contractor Qualification DCAMM Certificate Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000.
