Renovation of a clubhouse / community center in Federal Way, Washington. Completed plans call for the renovation of a 68,189-square-foot, two-story above grade clubhouse / community center.
This demo for this project has already been completed. This renovation project shall consist of: repair of metal studs and proper installation of concrete topping slab, GWB, tile and all other interior finishes of the men's and women's locker rooms, family cabana areas, saunas, and steam room at the Federal Way Community Center (FWCC), located at 876 S. 333rd St, Federal Way, WA. These elements include but are not limited to: wall and shower tile, shower and toilet partitions, counters and sinks, toilets and urinals, wall-mounted appliances, interior finishes and drywall, mechanical, electrical, plumbing, batt insulation and resin floor finish (including cove base). This project shall consist of: Restoration of the locker rooms at the Federal Way Community Center, which were demolished and remediated due to failing tile and environmental issues. This is a standalone project, and the contractor will be responsible for restoring key systems based on the provided standard plans and details, including all necessary drawings and project specifications. The scope of work involves reinstallation and upgrades to plumbing, electrical, HVAC, flooring, and fixtures. Plumbing work will include the replacement or repair of pipes, fittings, and fixtures, adhering to the standard plumbing plans and ensuring compliance with all relevant codes. Electrical systems, including wiring, outlets, and lighting, will be reinstalled according to the electrical standard plans, while HVAC systems will be upgraded or replaced based on the mechanical drawings provided. Flooring installation will follow moisture-resistant and non-slip specifications detailed in the projects flooring requirements, and the installation of fixtures such as benches, lockers, and other necessary equipment will be guided by the locker room layout as described in the architectural drawings. The project will maintain the original layout of the locker rooms, with no structural changes or redesigns, adhering to the architectural plans and specifications.
