Demolition, site work, renovation and addition to a clubhouse / community center in Rexburg, Idaho. Completed plans call for the addition of a clubhouse / community center; for the demolition of a clubhouse / community center; for the renovation of a clubhouse / community center; and for site work for a clubhouse / community center.
The project consists of remodeling existing restrooms, addition of restrooms, removal and installation of flooring, painting of walls and ceilings, and other finish work. The City reserves the right to reject all proposals or any proposal not conforming to the intent and purpose of the proposal documents. Bid Item #1 - Entryway & Main Floor Restrooms The flooring in the entryway includes the rock entry floor, carpeted stairways up and down, and carpeted hallways. Old carpet will be removed, discarded, and durable, high-quality commercial materials suited for high-traffic areas will be installed including tile to replace the rock and carpet on stairways and hallways. Any current wood railings on stairs, and along the landing will be removed, discarded, and replaced with new metal railings. All electrical covers, outlets, switches, and lights will be replaced, and lighting updated to LED. The entire entryway area will be painted including walls and ceilings. Wooden ceiling beams will be excluded from painting. The existing men's restroom with 2 stalls, urinals, and sinks will be demolished & remodeled to create two separate fully functional ADA compliant unisex restrooms with a toilet, urinal, and sink and cabinets. This will include removal of current appliances, stalls, and flooring, in addition to the necessary work to install walls, doors, toilets, urinals, sinks, fixtures, tile flooring, paint, and any other finishing work. Any available existing soap dispensers, paper towel holders, and toilet paper dispensers may be reused. Bid Item #2 - Basement The existing 3-stall shower room will be remodeled to create two separate fully functional unisex restrooms with ADA compliant toilets. Work will include removal of current shower stalls, fixtures, and flooring along with other necessary work to install needed walls, doors, toilets, urinals, sinks with cabinets, fixtures, flooring, paint, and any other finishing work. Any available existing soap dispensers, paper towel holders, and toilet paper dispensers may be reused. The flooring in the basement will be left as concrete with a recommended seal and finish from the contractor. The existing sink/vanity area will be remodeled to create a single fully functional ADA compliant unisex restroom. Work will include removal of current sinks, counters, fixtures, and flooring along with other necessary work to install needed walls, doors, toilets, urinals, sinks with cabinet space, fixtures, flooring, paint, and any other finishing work. Any available existing soap dispensers, paper towel holders, and toilet paper dispensers may be reused. The flooring in the basement will be left as concrete with a recommended seal and finish from the contractor. Installation of a frame and door with door fixtures will be required for the HVAC area. All electrical covers, outlets, switches, and lights will be replaced, and lighting updated to LED. The entire remodeled area will be painted including walls, ceilings, trim, and finish work. A temporary OSB wall in the common area will be replaced, preferably encasing the current utility lines and creating a storage area. The raw existing concrete floor can be left without a seal or finish in the storage area. Adequate LED lighting will need to be installed in the storage area. Any existing flooring in the entry and hallway areas will be removed, discarded, and the flooring in the basement will be left as concrete with a recommended seal and finish from the contractor. Bid Item #3 - Pro Shop The entire pro-shop area walls will be painted. Wooden ceiling and wood beams will be excluded from painting. A threshold between the Restaurant portion of the clubhouse and the outdoor deck will be installed creating ADA acceptable access. The existing non-functional AC unit will be removed, and a new AC unit will be installed including all the necessary carpentry work. An example of the specifications of the new unit should be included in the proposal. The staircase leading up to the loft will need to be removed and rebuilt to code with a landing in the position shown on the drawing to alleviate the current tripping hazard between the pro-shop and the restaurant. A wall will be constructed on the west side of the staircase and be finished to match the length of the stairs. A storage area under the staircase along with a door and door fixtures installed/constructed, painted, and finish work provided. All electrical covers, outlets, switches, and lights will be replaced, and lighting updated to LED. *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project.
