Demolition, site work, renovation and addition to an educational facility in Harrison, Ohio. Completed plans call for the addition of a 20,574-square-foot educational facility; for the demolition of a educational facility; for the renovation of a educational facility; and for site work for a educational facility.

The selected Construction Manager ("CM"), as a portion of its required Scope of Services and prior to submitting its implementation plan and proposal, will discuss and clarify with the Owner and the Contracting Authority the breakdown of the Construction Manager Agreement detailed cost components to address the Owner's project requirements and refine the project schedule. Participate in the Encouraging Diversity, Growth & Equity ("EDGE") Program as required by statute and the Agreement. As required by the Agreement, and as properly authorized, provide the following categories of services: provide constructability review comments on documents produced by the Architect/Engineer during the Construction Document stage; develop and maintain estimates of probably construction cost, value engineering, project schedules, and construction schedules; provide support during the Bid and Award Stage, Construction Stage and Post-Construction Stage. Total Project Cost $9.2 Million State Funding $6.0 Million Construction Cost $8.0Million Other Funding $3.2 Million Estimated CM Fee 9% to 11% CM Services Start 01 / 25 Percent of the initial TOTAL CM Fee 5.0% Construction Stage Notice to Proceed 05 / 25 Substantial Completion of all Work 08 / 26 CM Services Completed 08 / 26 Due to demand for its Aviation Maintenance Technology academic programming, Cincinnati State plans to construct 20,574 sf addition to its educational building located at 10030 West Road in Harrison, Ohio. The existing single story building is 45,000 sf, built in 1988. The College requests qualifications for an Architect/Engineer to provide Basic Services, including Construction Document Preparation, Bid and Award Support, Conformed Documents, Construction Phase, Post-Construction Phase, and Extra Services and Additional Services of all Types as may be needed to execute this project. Construction is planned for Summer 2025, with completion phased in construction, with phases being determined early in the design process. In May, 2023, MSP Design completed architectural plans, renderings, MEP narrative and Opinion of Probable cost from JS Held, totaling $8.3 million summarized as follows: Addition of approximately 20,600 sf to include: ~7,800 sf hangar ~2,000 sf power plant lab ~2,000 sf airframe lab ~2,600 sf of classroom space with airwall divider ~6,200 sf of public space including restrooms Relocation of rental hangar on adjacent Cincinnati West airport grounds New parking areas to the East of facility The MSP package will be shared with the teams shortlisted for consideration for this project. Question Deadline 11/08/2024 Percent of the initial TOTAL CM Fee 5.0% It will be utilized as an essential reference in creating Construction Documents. Questions will be answered and posted to Opportunities page on the OFCC website at http://ofcc.ohio.gov on a regular basis until one week before the response deadline. The name of the party submitting a question will not be included on the Q&A document. The selected design team will have experience in the design and construction administration of similar projects. Important elements in the selection process will be experienced in ensuring the protection of building interiors and mitigating disruption to the college business ongoing in surrounding areas.
