The project is led by the Town of North Liberty with the goal of increasing population by providing market-rate housing. Interested contractors are invited to submit their bids in accordance with the following specifications and requirements. The project consists of the construction of four (4) townhomes built within an envelope of 65' wide x 55' depth and must connect to the Town's water and sewer systems. Each individual town home shall include the following key features: Architectural significant design that fits with North Liberty residential character and has brick or stone accents. Gabled roof Ingress / egress basement window 2x6 exterior framing Windows on four elevations 2-3 bedrooms per unit At least two (2) bathrooms per unit with at least one (1) bathtub. Full size kitchen with refrigerator, dishwasher, garbage disposal, an oven/stove, and exterior exhaust. In unit laundry facilities. Vehicle garages for each unit Optional elevators Small front yards or patios The developer-contractor is responsible for all aspects of the design and construction of the townhomes, including but not limited to the following: Full design and architectural plans Obtaining necessary permits and approvals from local and county authorities. Site preparation and excavation Construction of the townhomes per the approved plans and in compliance with building codes Installation of all utilities, including electrical, plumbing, and HVAC systems Connection into the Town's water and sewer mains Installation of landscaping, patios, or small front yards as specified The project must comply with all local, county, and state building codes, as well as the design requirements set forth by the Town of North Liberty. The Town is responsible for handling all zoning requirements, and the developer-contractor must ensure all construction adheres to these standards.
