Site work, new construction and renovation of a mixed-use development in Charleston, South Carolina. Working plans call for the construction of a 30,000-square-foot fitness / recreation center; for the renovation of a fitness / recreation center; for site work for a playground / park / athletic field; and swimming pool.

As of May 30, 2025, per owner, construction start date is in flux still right now for both projects. Design team has been selected. A CMAR has been selected for both projects as well. Description of Projects: The City of Charleston is requesting qualifications for design professional services from firms that are familiar with insulated precast construction. Firms shall have experience with CMAR process. Scope may include master planning, phase planning for development, architectural, structural, civil, M/P/E engineering, landscape, pool center design, and cost estimating services for the construction of a new Recreation Center at existing Johns Island Park and new Indoor Pool w. Amenities at Forest Park off W. Oak Forest Drive in West Ashley. The projects scopes may include the permitting and construction of a +-20,000-30,000sf facility with gymnasium(s), pool center with 25m swimming pool, locker rooms, fitness rooms, multi-purpose spaces, kitchen, meeting rooms, and offices. Additional site amenities may also include the evaluation of possible sport courts, inclusive playground & aquatic features, and green space for Recreation programming. Building design will be subject to City review and other regulatory boards, and all work must be designed and executed in compliance of all applicable Federal, State and Local codes. Description of Professional Services Anticipated for Project: Project may include but is not limited to programming meetings, master planning, alternate site locations based on planning needs, complete architectural design (and associated engineering), site and landscape design, detailed cost estimating, project scheduling, full construction documents suitable for bidding and permit, bidding coordination, and construction administration.
