Operation Springboard ("Springboard") is seeking a Modular/Prefabricated Design-Builder ("Design-Builder") to undertake the design and construction of their 19-unit affordable housing project (defined below as the "Project"), on the site municipally known as 976 College Street in Toronto, Ontario. This one-stage Request for Proposals is only open to Modular/Prefabricated Design-Builders with experience developing multi-unit residential projects in the City of Toronto. The site is municipally known as 976 College Street in Toronto, Ontario. The site is 251.9 square meters in size. The intent is to design and develop the Project as closely as possible to the existing provisions of the Official Plan and Zoning Bylaw so that it only requires a Minor Variance. The 6-storey modular housing development will incorporate 19 rent-geared-to-income (RGI) units, including 10 studios with an average unit size of approximately 365 sf, 5 accessible studios with an average unit size of approximately 440 sf, and 4 one-bedrooms with an average unit size of approximately 550 sf. The Project will include a small room for support staff, amenity space, shared laundry space, bike storage, and a small communal terrace. The objective of Springboard is to start construction as soon as possible, with January 2026 as a preliminary target construction start and target construction completion by January 2027.
