NAIT's W Building is only separate to Y Building (Spartan Centre) by name, they share common utility meters and a common heating plant. The existing heating and cooling systems have reached the end of their service life, necessitating replacement to enhance energy efficiency, reliability, and operational performance. The scope of this project includes replacing the hot water boilers, domestic water heaters, cooling tower, dry cooler, condenser water piping, filtration system, steam boiler, and 24 Variable Frequency Drives (VFDs). Project Scope The goal of this project is to upgrade the mechanical system serving the W and Y Building. Expected scope of work includes, but not limited to: 1. Cooling System Upgrades: a. Replacement of the existing cooling tower with a high-efficiency model featuring a direct-drive fan for improved energy efficiency and reduced maintenance. b. Installation of a new filtration system to replace the existing side-stream separator with a basin sweeping filtration system, which will minimize sediment buildup, reduce maintenance, and enhance system longevity. c. Replacement and relocation of the dry cooler to an unobstructed rooftop location to improve airflow and cooling performance. d. Replacement of corroded carbon steel condenser water piping with Schedule 80 PVC to mitigate corrosion issues and reduce maintenance requirements. 2. Heating System Upgrades: a. Installation of four high efficiency condensing boilers to improve system redundancy and accommodate future expansion needs. b. Modification of the piping in the mechanical room to account for the new boilers. c. Replacement of domestic water heaters with high efficiency condensing models to optimize energy performance. d. Steam boiler replacement and associated parts for humidification system. 3. VFD Replacements: a. Replacement of the existing VFDs which have reached the end of their service life.
