The Work to be performed under this contract includes, but is not limited to, providing all labor, all materials, all equipment, and all permits for the quarterly inspection and cleaning of each of the HVAC units provided in Exhibit A of this ITB. Quarterly inspection to be performed will include, at a minimum as applicable, the following. Proper filter change with factory standard filter size and rating. Inspect that coils are in proper working order, cleaned, and cleared of all debris. Inspect and clean/ clear drain line. Inspect unit case to make sure any damage is not detrimental to the units' operation. Inspect fan blade and motor for proper operation. Inspect blower motor. Clear any debris that may inhibit proper function. Inspect and re-grease any bearings. Check belt tension and replace if necessary. Full voltage checks on electrical components to ensure they are in proper working order. Inspect wiring and any lines for damage or loose connections. Test thermostat to ensure its within proper working order and replace any batteries associated with it as needed. Full unit operation test to ensure heat and cooling are working properly, within proper operation parameters. Additionally, the Port intends to utilize this contract for the purposes of any on call HVAC needs that may arise at any Port of Olympia location.
